Q: Can the following transaction(s) be done amongst the buyer/seller through the developer and Dubai Land Department in ONE ( 1 ) DAY?
1- Balance payment paid to the developer against the property.
2- NOC charges paid to the developer for property registration in Dubai Land Department.
3- PoA sold the same property to a new buyer on the same date.
4- Developer issued property registration letter to Dubai Land Department in favour of the new buyer.
5- New buyer paid Oqood, ERES, property registration charges on the same date.
6- Intial contract of sale issued to the new buyer by Dubai Land Department on the same date.
7- Transfer of ownership of the same property done by Dubai Land Department from legal heirs of the deceased to the new buyer on the same date.
8- Property Registration Letter of depicting that the deceased legal heirs sold it on the same date.
9- Passport of the Attorney was expired ( so how come these transactions can be honored legally as per Dubai real estate laws )?

Q: Hi, I am planning to buy a ready apartment in a 2-year-old building.
How can I check for any dues on that apartment, would NOC suffice that the mortgage or any dues are cleared?
How can I check that the seller does not have court cases against him in relation to property?
How do the Service Charges get decided every year, as I understand that it is decided by Dubai Land Department who has defined the Service Index?
Should I hire a lawyer to look out all legal aspects and help me till I get the property transferred to me? If yes, then what is the average cost for this service?

This Law sets the rules and procedures for registration of real property in Dubai. The right to own real property in Dubai is restricted to UAE and GCC nationals, to companies fully owned by these and to public joint stock companies. Freehold ownership by non-UAE nationals may be approved by the Ruler in certain areas.

Hi,
I wanted to purchase a 2-bedroom apartment in JVC Dubai. I gave a 10% security deposit cheque to the seller. The price mentioned in the MoU is very high compared to other similar apartments in the same building.
The bank’s valuation also came in very low. Since the valuation is much lower, how can I terminate the MoU and get my cheque back? The MoU ends on 1st October 2024.
One of the articles in the MoU states:
In the event that the Buyer fails to make the payments as agreed or fails to complete the transfer on the agreed date due to his own acts or omissions, the Seller has the right to terminate this agreement and retain the deposit, provided that the termination is due to a violation of the agreed terms, unless both parties agree amicably to different dates.
I need help urgently.

How is the probation period calculated exactly from the date of signing the contract? 0
Regarding the probation period, when is the deadline for an employer to terminate me if the DOJ anniversary is Friday 2nd Feb?
Will the six-month period end at midnight on the 1st, therefore completing six months, or can the employer still terminate on the 2nd?
