Q: I am about to purchase a property. It was rented to an Emirati couple until 28-12-2021 (as mentioned on the agreement).
We are all set for transfer and I was looking forward to staying there. Now I was told by the agent that the seller hadn't given notice period to the tenant and had to extend their tenancy contract.
Would like to know what are my rights?

How to apply the eviction notice after purchasing a property?

Q: Hi,
I recently purchased a home and it is currently rented but I want to move on. The law says that 1-year eviction notice is needed, but the tenancy contract states that the landlord has the right not to renew the tenancy contract by writing a notice 90 days earlier.
But this contract was signed by the previous owner so will this be applicable or do I have to give him a 1-year eviction notice?
The tenancy contract finishes in January.
Please advise!

Can I ask my tenant to evict the property to have it for personal use?

Q: Hi,
I have a property that is currently rented. The current contract will get expired on 31st January.
Can I inform my tenant that I do not want to renew the contract because I want to have the property for personal use?
Does the 12-month rule apply if I ask the tenant to evict after the expiry of the current contract renewal?

The contract with the previous landlord expires in 3 days. His rent is below the market rate.

I have a 2BHK apartment with a garden in Dubai and I have rented to the tenant for the last 2 years.
We verbally agreed on WhatsApp and phone about the evacuation and he agreed he would vacate.
Now he is playing with me and asking me to serve the legal notice to him to vacate.

The arising rental disputes are referred to Rental Disputes Settlement Centre (“RDSC”) created by Decree No. 26 of 2013 to reconcile between the parties and reach an amicable settlement or seek a final judgment issued and enforced by the RDSC.

I would greatly appreciate your advice and guidance regarding a troubling issue my colleague is facing with a collection agency.
The company has been contacting the employer, urging them to ask my colleague to get in touch with them regarding a supposed liability.
This claim is related to a 15-year-old closed dispute with a bank credit card, and the issue seems to stem from outdated and inaccurate information on the AECB report.
Our main concerns are as follows:
Unauthorized Access: The company is accessing her AECB report without her consent. She has never given permission for them to retrieve or view her personal financial information.
How is it possible for a third-party agency to openly access and track AECB reports, especially for a dispute that was resolved 15 years ago?

I was evicted from my apartment to be sold but it was gifted and rented at a higher price. What can I do? 0
I was evicted from my apartment after living there for five years. My landlord informed me a year in advance that the lease would not be renewed because he intended to sell the property.
Prior to this, he attempted to impose a rent increase that was not compliant with RERA regulations, which I refused to accept. He then served me with an official Dubai Court eviction notice, citing the need to take back the property for sale.
Five months after I moved out, I discovered the property was rented out at a much higher price. Upon further investigation, I found that the ownership was transferred as a "Gift" rather than a sale.
This makes it seem like the eviction was only to raise the rent rather than a genuine need to sell.
Do I have a valid case for wrongful eviction against my landlord?
Also, under Dubai law, does transferring ownership as a "Gift" hold the same legal grounds as selling in justifying eviction?

I invested money in a business but my partner is removing me out from partnership. Can I pursue legal action? 0
Hi
I'm an Irish citizen and a resident of the United Kingdom. I got investment fraud in Dubai. I invested money into a business with a Pakistani national guy in March 2024 via bank transfer into his business account.
Now he's giving back the money which I invested in business after 9 months. He's preparing a letter from a local lawyer to kick me out of the business. I do not have any other option than to take out at least my money.
But it's unfair to me that he used my money in business and took all the advantage.
Some people say to me that if you claim money or take legal action against him, it will take too much time and I need to travel to Dubai to appear in court because it is a civil matter. But I'm not a resident.
How can I follow the civil case there?
That's why my partner knows that I can not do anything and this case keeps running long time and in the end nothing happens. But I'm thinking that I will submit a complaint through my embassy and I also have a solicitor in the United Kingdom.

I currently have a civil case, and a judgment was passed in my absence where the court ruled that I should pay the full amount.
With the new laws passed regarding bounced cheques, I paid the fine for this case but the civil case and judgment were passed already. The amount for both the credit card and loan is a total of AED 324,000.
I would like to find out how I can get the judgment removed and find a way forward in closing the civil case as I have a travel ban and can’t get employment.

How to recover commercial invoices pending with other companies 0
We run LLC construction and transportation company established in Dubai and Abu Dhabi. Both are separate companies.
However, there are companies that owe us nearly 3 million.
- Among the companies, one of them was executed in 2013 and paid us 26% (600k out of 2.3M) of the total amount.
- The second company was declared as defaulter 3 years ago and has to pay us yet. No execution has taken place. The lawyer was hired and the case is still with her.
- The third company, main-contractor and we as sub-contractor. Recently, the project got terminated by the client and owes us around 850k, no claim has been filed yet.
My question to a lawyer:
1. Can I re-open a case against the first company and transfer it to Saudi Arabia where they're based? I'm not sure if they still have projects in the UAE.
2. Do you see all these as a potential case that can be executed and handled by a single lawyer? If yes, I can email you all the documents and I would like to get feedback so we can proceed further.

Are property developers allowed to delay handover due to force majeure? 0
Hi,
The ACD mentioned in my SPA is October 2019, the developer further delayed the project to Feb 2020 and later again delayed to September 2020.
In August the developer delayed the project citing force majeure clause mentioned and said delayed due to force majeure and delayed it to December 2020
The clause mentioned in the SPA says either party has to inform about the force majeure within 30 days of the force majeure but developer informed only in August.
Can I claim compensation from the developer?
Legally, they are allowed to delay up to 12 months but can I claim compensation from October 2020 till date? The building completion certificate has now been issued.
