ما الإجراء الواجب اتخاذه في حالة عدم إرسال المستأجر إشعارًا بإخلاء حسب العقد؟
مرحبًا،
لم يرسل المستأجر في شقتي إشعارًا كتابيًا مدته ثلاثة شهور وفقًا للعقد. انتهى العقد في 01/10 وتواصل معي بتاريخ 28/09 ليخبرني أنه يريد إخلاء الشقة.
لم أستلم المفاتيح وأرسلت له تحذيرًا رسميًا من المحكمة لدفع الغرامة والإيجار لأنني لم أحصل على مفاتيح الشقة رغم انتهاء العقد.
مر شهر ولم ترد أي أخبار من جانب المستأجر. الخطوة التالية هي رفع قضية.
ما هي أفضل استراتيجية للتأكد من أنه سيدفع مستحقاتي؟

1- First of all, it is so important to know which Emirate your apartment is located in because the law is different between one Emirate and another.
2- In general, as long as the tenant did not hand over the apartment, and once the tenancy contract is expired and the tenant did not send a notice to you for his intention to leave in time, it means the tenancy contract has been extended to the same period by the same terms and conditions. Therefore, the tenant is entitled to pay the rent in time, otherwise, you can file a case against him.
