Termination of tenancy contract and eviction of tenant

Hello

My tenant has a contract until February, but last month he didn't pay and left the apartment without notifying me.

He also changed the lock!

Can I change the lock and make a rent contract with another person?

Thanks for contacting online.

Before giving a detailed reply upon this, the terms and conditions of the tenancy contract are to be gone through.

Also, I want to know in which area is the apartment located to so that the jurisdiction point is to be looked into.

For terminating the tenancy contract, you have to follow some legal procedures depending on the area.

If it is in Dubai, you have to approach Dubai Municipality or if it is in the DIFC area, DIFC courts will decide the matter.

Even though the tenant left without notice and without payment of rent, without resorting to legal measures, you can not rent it out to another person.

Thank you for your reply.

The apartment is in Sports City Dubai.

We were told that we need to make an eviction order so that we can enter the apartment, but I am afraid that he demolished the apartment so I want to enter as soon as possible.

I don't want to wait for 2 months.

Is it possible for me to change the lock and enter with the building security as a witness?

I am very scared because the tenant is a criminal he used to be in prison and the building security told us that he had big troubles in my apartment yelling and breaking stuff.

It is not legal to break open the lock put by the tenant. You can resort to legal remedies and ask for an emergent order for this.
