Can a landlord ask for a 10% increase in the rent just 15 days before the contract renewal?

They justify it through the relevant rental index of the UAE.

My question is:

Can they ask it just 15 days before the end of the contract?

I thought they can only ask for it at least 60 days before. Am I correct?

That depends on what is specified in the agreement.

According to our agreement, for either the tenant or the landlord, if any of them wants not to renew the contract, a 60 days notice has to be given from either side.

My question is:

The landlord wants to increase the rent by 10% just 15 days before the end of the contract. Can he do that?

Is it true that he cannot and I can just renew the Ejari/contract on my own forcing my stay for a full 1 more year at the same terms, money, and the rest?

The landlord needs to give you 90 days' notice in case of an increase in the rent.

Thank you but again the question remains:

If the landlord does not give the 90 days notice can he just "kick me" out of the apartment or can I automatically renew the contract for another year?

Did you convey to the landlord that you want to renew the agreement?

If yes, then you are in a strong position to continue for the next year. According to the law, the landlord can't ask for the hike 15 days before the termination date of the existing contract.

Hence, he can't just kick you out if you don't pay the increase in rent.

Yes, I did.

Actually, I did that 75 days before the end of the contract. I hope that the landlord will be "forced" to accept the renewal of the contract as it is based on the law.

My current contract expires on October 30th.

If I file a dispute against my landlord and given that I am correct as you and Dubai Land Department already told me, will I be at risk if the judge's decision is not given before the expiration but a few days after?

Will I lose my argument's strength and the dispute?
