Q: Hi Sir,
I am staying in a shared apartment for the last six months. No tenancy contract. I couldn't pay the rent for August and September.
I have given a cheque dated 3rd October, but the landlord is behind me every day. Today, he changed the key and locked the room.
What should I do? He is not listening to me. He is shouting at me.

I have a query.
If a tenant is not able to pay rent and is kicked out of the apartment after evacuating the apartment, does he still have to pay the balance amount from old rent? Or the balance rent can be forgiven?

هل تُحسَب البدلات الإيجارية حتى تاريخ براءة الذمة وإن لم يعلم المالك بصدورها؟

س: أخلينا المنزل واستخرجنا براءة ذمة من الكهرباء والماء بتاريخ 15/8 ولم يُبلّغ المستأجر المالك أو المحكمة بأنه استخرج براءة الذمة. صدر حكم المحكمة بتاريخ 19/8 بالتالي:
1. على المستأجر الإخلاء فورًا.
2. على المستأجر سداد البدلات الإيجارية حتى تاريخ الإخلاء الفعلي.
3. يلزم المستأجر ببراءة الذمة من الكهرباء والماء والصرف الصحي حتى تاريخ الإخلاء الفعلي.
فسؤالي هنا إذا تكرمتم:
لا يوجد أي تواصل بين المستأجر والمالك منذ جلسات المحكمة ولم يقم المالك بتقديم طلب التنفيذ في البلدية والمالك لا يعلم حتى اللحظة بصدور براءة الذمة من الكهرباء والماء ولم يتواصل لاستلام مفتاح العقار.
هل يترتب على المستأجر أي بدلات إيجارية إلى تاريخ تسليم المستأجر للمالك او البلدية براءة الذمة ومفتاح المنزل؟ أم أن البدلات الإيجارية تُحسَب فقط حتى تاريخ براءة الذمة بغض النظر عن علم المالك بصدورها؟

I wanted to purchase a 2-bedroom apartment in JVC Dubai. I gave a 10% security deposit cheque to the seller. The price mentioned in the MoU is very high compared to other similar apartments in the same building.
The bank’s valuation also came in very low. Since the valuation is much lower, how can I terminate the MoU and get my cheque back? The MoU ends on 1st October 2024.
One of the articles in the MoU states:
In the event that the Buyer fails to make the payments as agreed or fails to complete the transfer on the agreed date due to his own acts or omissions, the Seller has the right to terminate this agreement and retain the deposit, provided that the termination is due to a violation of the agreed terms, unless both parties agree amicably to different dates.

How is the probation period calculated exactly from the date of signing the contract? 0
Regarding the probation period, when is the deadline for an employer to terminate me if the DOJ anniversary is Friday 2nd Feb?
Will the six-month period end at midnight on the 1st, therefore completing six months, or can the employer still terminate on the 2nd?
