Q: I moved out of an apartment in Abu Dhabi on 5th of June 2017. The property management company issued me with a clearance certificate for the air conditioning with the intent of deducting the final amount owed from the security deposit.
It is almost two months later and they still have not refunded the balance of the security deposit. I have made repeated requests to get the money back but they are just wasting my time.
How can I proceed to get this money back? In my home country, we can go to a small claims court in which the defendant would be ordered to pay, plus pay the court fees.
I tried to find similar on the ADJD website but could not and as the amount is for 1300Dhs, I don't want to have to spend this filing a court case, if I am liable for the fees also.

Q: How can I force the landlord to give me back my security deposit?
My lease ended two weeks ago and I still have AED 10,000 deposit that the landlord did not give back yet. He doesn’t respond to calls/texts.
He sent quotations to me today asking me to cover for fixes that were there before I moved in. How can I deal with him in the fastest possible way?

Q: Ex-landlord in Abu Dhabi Khalifa City isn't willing to return full payment that I paid as a security deposit.
He claims that 1k will be deducted because I left the carpet and removed the lights whereas the lights were all mine and he communicated in a very ill-mannered way.

Claiming the security deposit from the landlord held illegally

Q: My landlord is stating he will hold AED 1700 from my deposit for maintenance: AED 1500 for a new bathtub and AED 200 for cleaning the bathroom after repairs.
I handed over the apartment (repainted and cleaned) to the agent that I rented it from, and when I asked him for my deposit during the handover, he said I have to deal directly with the owner and gave me his number.
On 4th July I sent a message to the owner asking for my money and he replied he is out of the country and when he comes back he has to go and check the apartment first.
On July 18th he sent me a message informing me of the charges. When I asked for receipts (I was sure there are none as the apartment was in perfect condition), 4 days later he sent me a screenshot of "quotation", dated 20 June.
When I asked for the actual payment receipts he sent me exactly same screenshot (a day later) with "receipt" instead of quotation (no payment method mentioned, or VAT, or any other mark how was the payment done).
What can I do in this case?

Can the tenant file a case for security deposit in case of damaging property?

Q: Hi Team,
I rented my property to a gentleman and the lease expired on 14th November 20. The tenant refuses to agree on the maintenance issues like broken tiles, door hinges and improper painting done by him.
He asked me to sign that all are clear and refused to give the key. Finally, after 5 days he handed the keys over but did not agree on maintenance. Now he filed a case to claim his deposit.
What is my right? What is my liability on the same?

The new landlord asks for repairing damages which are not caused by the tenant

Q: I am having an issue with my landlord regarding my security deposit. I was renting a flat in Dubai and the owner sold the flat to a new landlord. I stayed in the flat and entered into a new contract with the new landlord.
Before the new landlord purchased the flat, there was a burst in the pipe of the building. It was not caused by me but by the building that caused damages to the flooring of the flat.
When the new owner came to buy the flat, all the damages were already existing and he saw them. He simply bought the flat and I entered into a new contract with him. I left the apartment on August 1 and simply handed the keys to the security. He was not present.
Two weeks later (August 15), he calls me requesting me to fix the damages in the apartment.
Can you please help with some insight into my position?

I left a flat with 2 months' prior notice. Do I need to pay for a damaged door?

Q: Dear Sir/Madam,
I left the flat with 2 months' prior notice and gave a DEWA clearance certificate to the building management.
Now they are claiming compensation for a damaged door, amounting to AED 9000, and they have my deposit of AED 2000. They are asking me to settle the amount of AED 9000, otherwise they will take legal action against me.
Am I bound to pay the extra amount? I have already left Dubai for India.
Please advise me on what to do.

Hello,
My employer fired me under Article 44 for not showing up for work for 7 days in a row. But that’s not the case at all. I was sick and the management was aware and they let me go.
I went to another country to get treatment because it’s expensive in Dubai. My employer did not pay me my salary for the month I worked and fired me.
I have official sick leave from another country and there is correspondence where my employer sent me to another country for treatment.
The problem is that the employer says that he will take compensation for the training that was specified in the contract, but I did not undergo training at all; I immediately started work from the first day of work and there was no training.
Does my employer have the right to charge me such a fee and not pay my salary?

How to cancel the MoU to buy an apartment with the broker if the bank did not approve the loan? 0
Hi,
I have a situation where I signed an MoU and gave my security deposit to the seller's agent. However later, the bank valuation of the property is lower than the selling price.
On my MoU, it has a clause that “the buyer has a right to cancel/negotiate if the bank valuation is not the same as MoU.” I tried to negotiate, however, we didn't agree on the price so I asked to cancel.
Now the agent is threatening me that they will not cancel the MoU and that will deposit my cheque. Later I also came to know that the person I am dealing with is not the same person whose name is mentioned as a broker in the MoU.
The agent I am dealing with is constantly messaging me with threats. I decided not to speak to him and instead, I wrote an email to the broker whose name is mentioned on the MoU but received no response.
I am on a very tight timeline as I need to vacate my apartment in 3 weeks, I found another unit but I don't know if I can pursue this while the initial MoU still not canceled.
Please, I need advice.
