Termination of tenancy upon expiry of the rental period

I want to vacate my flat when the contract expired.

I have a flat in Dubai, I rented the flat last year in August through estate Agent, as I am not living in UAE but in the UK. I am not familiar with the real estate Law in UAE if I intend to give notification to the tenant to vacate the Flat in August when the contract expired.

But Tenant informed me that they will not leave, and they have the right to stay 2 years! And they've gone deal with RERA regulations! The tenant was giving several times wrong cheque...

Have really the tenant such right and what about the Landlord? Thanks.

The landlord can evict the tenant on various grounds depending upon the facts of the issue, the tenant has also a right to get the mandatory notice with different time frame depending upon the reasons of eviction.

The tenant has no right to avoid the payment of rent.
