The due diligence before buying an apartment
I am planning to buy an apartment, not sure what all things I need to check or get checked in legal aspects.
How much will a lawyer's advice cost and how compulsory is it to have a piece of legal advice?

Legal Due Diligence must be undertaken before you purchase the apartment to determine whether the property has a good and clear title.
An important check which forms a part of legal due diligence and must be performed is:
- Title Search: A copy of the property title deed and site plan must be requested from the seller.
A title search at Dubai Land Department will confirm the seller’s ownership of the property and any existing mortgage over it which could prevent the sale.
It will also help identify whether the property is attached to a court order if there is any freezing order on the property,
After the legal due diligence is done, you can proceed to execute a sale and purchase agreement to record the key terms of the property sale and purchase. All of the terms of the SPA should be drafted and reviewed properly.
