طلب إخلاء المستأجر لتخلفه عن دفع الإيجار
مرحبًا،
لدي عقار في إمارة دبي.
لقد انتهى عقد الإيجار في نهاية شهر فبراير 2020، ومع ذلك، لم تجدد المستأجرة عقد الإيجار ولا تدفع لي الإيجار. أيضًا، صرحت حكومة دبي أنه لا يمكنني إرسال إشعارًا بالإخلاء للمستأجرين في شهري مارس وأبريل بسبب فيروس كورونا.
لقد مر ما يقرب من ثلاثة أشهر والآن تقول المستأجرة أنها لا تحصل على أجر من وظيفتها وتقدم الأعذار من أجل تأجيل الدفع أو تجديد العقد.
هل يمكنني اللجوء إلى محكمة دبي في الوقت الحالي وإرسال إشعارًا لها بالإخلاء بسبب التخلف عن دفع الإيجار؟

You can initiate a complaint with RDC (rental dispute centre) Dubai against the tenant, along with a notice for eviction and nonpayment.

You can issue a 30 days eviction notice for nonpayment of rent (this is the first step of eviction from the property) and after that, you can start the proceeding for eviction in the Rental Dispute Centre (RDC) in the Land Department and get an eviction order.
The tenant is not getting paid from the job is not your concern and you can proceed with the eviction process, there is no bar for this.
