Struggling to pay the rent because of COVID-19 pandemic

My company is suffering under the current challenging circumstances. It provides an important service in Dubai. However, due to a major decline in revenue, we are trying to negotiate with the landlord which is proving difficult and can lead to eviction.

What are the options available to us? Relocating is not an option as a lot of investment has been taken place at the current location.

Is there a termination clause?

The landlord has the right to evict the tenant from the unit upon the termination of the lease agreement in four exclusive cases related to the landlord's desire to demolish the property, rebuild it, restore it, or perform maintenance for it, or if he wishes to return it to his personal use or to one of his relatives to the first degree, or if the landlord wants to sell the rental property.

And if any of these cases is not available, the tenant has the right to stay according to the contract unless one party will notify the other of a warning not to renew.
