Precautions before purchasing an off-plan property
Buying off-plan project.
I am taking the extra precautions of buying an off-plan project to be completed in Q3 2020.
My questions to you, what are the legal documents I should receive before putting the 20% down payment?
Please advise. I highly require legal advice.

In terms of the documents you require, the most important one will be an agreement between the purchaser and the seller of the property.
This agreement will govern the relationship between the parties and provide their respective rights and obligations.

Property developers are notorious for adding clauses that allow them unreasonable delays, extensions of delivery dates...etc.

You should be having the sale & purchase agreement (SPA) properly signed by the developer, and proper receipts of all the payments made to the developer.
Apart from the list of documents, you should carefully read out the Terms & Conditions of SPA in order to understand your duties, your rights and most importantly, if the project is delayed beyond the mutually agreed period.
Further, you should also check the termination clause carefully so as to avoid future legal hassles.
