2
Q: Hi
I am currently working in an LLC company since 2019.
Recently, the company moved to a free zone with a different name and asked me to sign a letter of agreement to transfer my contract to the new company.
This means that my end of service will be carried forward and paid along with whatever amount in the free zone company. Is this possible legally?
Please, I need your advice urgently.
The mother company and the current company are owned by the same owner.

Transferring EOSBs from Dubai Internet City to Dubai International Financial Centre?
1
Q: Dear Sir/Madam,
Can you assist us with our query?
Our company is initially registered in Dubai Internet City (DIC) and will be transferred to Dubai International Financial Centre (DIFC).
Can we transfer the employee's accumulated end-of-service benefits (EOSB) while in the DIC to DEWS contribution?
Or is it not possible and we need to pay the EOSB first to the employee and start anew with the DEWS contribution?

Do I need to get my EOSB if I change visa to another company for the same owner?

3
Q: Hi
I have been working in a company under a local sponsor with 2 partners for the last 6 years and my visa will expire next month.
However, my company has informed me that they shall transfer my visa to their other company with the same OWNER with a new partner (without a local sponsor).
In this situation, what do I need to do?
Will my previous gratuity be added to my new visa or do I need to take my end-of-service benefits and work as a new employee?
Kindly suggest.

Does switching from a DMCC company visa to a Golden Visa reset my EOSB calculation?

2
Q: Hi,
I have been working for a company for 5 years now, and I am eligible to apply for a Golden Visa based on my salary and designation.
My company is telling me that when I switch from a company visa to a Golden Visa, I will need to collect my complete EOSB upon canceling my visa with them and restart as a new employee with the company.
This means my EOSB will start from zero and will be calculated at 21 days instead of 30 days. Is this legally correct, or is my company telling me this to discourage me from applying for the Golden Visa?
My company is a DMCC-registered company, and my visa is a DMCC visa.
If a company refuses to give an NOC for a Golden Visa, is there anything that can be done?

Can I switch from a JAFZA visa to a Golden Visa without canceling my employment?

1
Q: Hello Sir,
I have received pre-approval for a Golden Visa and have the FIT certificate after completing the medical tests. I am currently an employee of a company based in the JAFZA Free Zone.
When I requested JAFZA to cancel my visa and change it to a Golden Visa, they said they needed the final settlement calculations to proceed.
However, I do not want to cancel my employment or work permit; I only want to change my visa from JAFZA to a Golden Visa.

View allHow can I vacate my tenant if the rental agreement ends before the eviction notice deadline? 0
My Dubai tenant's rental agreement is ending by the end of September 2024 and the completion of 12 months of legally served Eviction Notice is the end of December 2024.
I have two questions:
(a) Can I send a rent increase notice 3 months before as the rent has increased as per the RERA rent calculator?
(b) The second question is, do I have to renew the rental agreement for 3 months (until December 2024) or not?
Thank you.

How can I reach a settlement with the bank for a mortgage of a jointly owned property? 0
I have a jointly owned property in Abu Dhabi. The mortgage was defaulted on as I had to leave the property with my children following an assault by my ex-husband. He left the country in 2018 and never paid the mortgage.
As I was in the country, the bank filed a criminal case against me, and I was sentenced to 3 years. I won the appeal against the bank and then filed another criminal case a few months later in Dubai. Again, I won and paid a fine.
In 2019, the bank started a civil case against me and my ex-husband to have the property repossessed. However, at the time of the purchase of the property, there were no Title Deeds, the bank requires this.
I cannot give them the Title Deeds to sell the property and pay back the amount owed to them as my ex-husband refuses to provide a POA. The bank has filed another criminal case against me only for our jointly owned property.
I wish to resolve this and pay off the bank and receive any money left from the sale. How can I resolve this issue of the Title Deeds?

Can a real estate agency hold a percentage of a property sale until transfer is done? 0
A real estate agency has signed an MOU stating that a 10% security deposit from the buyer and the seller will be kept in the real estate agency and will be released upon transferring the property.
The transfer of the property was blocked due to the court order.
According to my colleagues, the real estate agency is not a trustee and they are not allowed to have taken my security check in the first place, is this correct?
