Q: I would like to apply for the mortgage in one of the banks in Dubai to purchase a property. Is this possible without residence visa and if yes, so which documents will be required from my side?

Q: My wife and I are purchasing a property in Dubai which we will own jointly as per our wish.
Our bank -- which provides the 75% financing -- requests that the loan should be in the name of myself and my wife jointly. Is it a regulatory requirement or could I go with a loan in my name only? (as monthly revenues comes from me and I would like to protect my wife)
Also, the bank wants us to have a joint bank account. Is it a regulatory requirement or can we continue to use our existing separate bank accounts, one for me, one for her (both with the same bank)?

Insurance policy issue

Q: Sir, my husband bought a house in Dubailand on December 10th 2015. He had paid half of the total amount rest he had taken a loan from Noor Bank.
But very unfortunately he was diagnosed with cancer from 2016 February. He has been undergoing treatment since then. But he has been paying the bank EMI every month. But the treatment for his cancer did not work and he passed away on April 2017. We informed Bank.
My husband has made insurance (Takaful) while buying this property. I have also informed about the bank about this. But they are asking for 6 months bank details of husbands which is not possible for me to give.
Now what is the option left in front of me, Sir? Sir, plz help with your advice.

Husband and wife liability for the mortgage payment default of a joint property

Q: My husband and I are in the process of purchasing a property in Dubai. The mortgage will be fully paid by my husband. However, we would like the house to be equally owned by both of us.
For that, as a co-owner, I will need to either provide my personal guarantee (tripartite agreement) to the bank or be a co-applicant in the mortgage.
In such situations, if my husband is incapable to pay the instalments in the future, will I be held liable to pay the mortgage?

How to claim back money invested in a joint property with ex-girlfriend

Q: Dear Sir or Madam,
In 2016 I co-invested in an apartment in Dubai with a friend. I transferred 67% of the capital required to my friend and the purchase was completed with a mortgage.
As we were unmarried, the apartment and title deed were registered in my girlfriend's name. I moved into the property some months later but I was there infrequently due to international travel demands.
Last year, our relationship broke down and I would like to know whether there is any way to protect my original investment.
I can prove the transfers, and I do not believe my ex-girlfriend would contest my co-ownership, however, she believes she is entitled to a larger % now. I am simply interested in not losing my whole investment.

The provisions of this Law apply to the mortgage of real roperty as security for debt. It makes no difference whether the debt is secured by a charge over the whole of the property or over an undivided interest therein or by right in rem or personal right over a property marked as sold off-plan.

Getting a new employment visa while a cheque bounce case is being processed 3
Hi All,
I have an existing criminal "cheque bounce" case under my name for dishonoring loan payments. I'm also a victim of unpaid salaries and gratuity from the previous employer.
However, I have reached a stalemate in negotiating with the bank as they are not interested in accepting the money I could offer in the interim despite having a clear understanding of my predicament.
Finally, I have an offer from a company after all these months and I'm anticipating to accept this offer but I'm yet to resolve the criminal case!
Since the bank is not willing to negotiate, I've planned to pay the criminal case removal fee or fine to the Dubai Police. I know that the bank would immediately proceed with a civil case should that happen.
My question is how long does it take to file a civil case? And can they initiate a travel ban without appeal while filing the civil case in court?
Will it affect my capacity to get a new employment visa stamped and work in the UAE while the civil case is active?

From when do they calculate your official date of joining? Is it from the date you joined based on the contract between you and the employer or from when the visa was issued?
I have a case with a firm and they are claiming in their defense that my date of joining is from when my visa was issued. To make it easier: I joined work on 24th June 2018 - The last day was on 7th July 2019.
The company is referring based on the labor contract (limited). It says that the contract is from the date I entered the country which is 26th July 2018. Although I was here and I started work on 24th June 2018. (I was terminated and the company is not claiming that).
