I bought a property and the seller sent the tenant an eviction notice but he refuses to leave. What to do?
Q: I bought an investment property last year on the condition that the landlord serve the 12-month notice specifically for the purpose of selling the unit and gave the tenant the notice. The landlord sent a court notice of 12 months for selling the property which was sold to me. Plus at the time of renewing the lease with the new landlord (myself) during these 12 months. It was mentioned in the contract that the landlord will not renew. It was also mentioned that the validity of the contract is until the date of court notice. The landlord sold the property as per the notice. The tenant got their 12 months. Now the tenant is refusing.

How to penalize a landlord for cutting off AC despite an RDC ruling in the tenant's favor?
Q: Hello, My Dubai landlord (Omani) switched off the AC cooling in my rented flat after demanding a rent increase of over 50%. Even after winning the case at RDC and renewing Ejari through the court, he still has not restarted the AC cooling. I have sent emails and filed a police complaint, but it`s getting hotter again, and the AC has been off since last October. Please suggest how to penalize him as he disrespects UAE laws.

My cousin has multiple penal judgments of fine and jail. How will this be calculated?
Q: My cousin is in the central jail of Al Awir since October 2024 till date 20/03/25. She has 6 different penal cases all judgements are done, last one was done yesterday. In total, she has a fine of about 135000, 1 month in jail, and deportation in 1 case. How will this be calculated moving forward? Also she has spent time in different police station detentions from 23rd May 2024 till October including 48 days or so in Ras al Khaima.

Can I hold the delivery of goods to a buyer outside the UAE if he defaulted on payment?
Q: I, as a UAE-based Seller, entered a sales agreement with a KSA-based Buyer. The Buyer defaulted on the LC payment, breaching the contract. The goods are stuck at the port as they need original documents, which I am holding to recover the outstanding balance. They later made a partial payment but now threaten to cash the PBG (UAE bank) I provided if don`t release the document. The contract mandates DIAC arbitration but lacks a governing law clause. I need advice on: 1. Which law applies to this dispute? 2. Where can I seek an injunction to prevent PBG encashment, given the Buyer’s bad faith and breach? Can I file a case against a bank for sharing private info with all staff for my credit card application?
Q: I have applied for a credit card with a well-known bank here in Dubai. During the verification course from the bank, they sent my salary certificate to our company`s info at an email address to which half of the staff have access. I have been told by several members of my staff, that they received this email. I am the Deputy CEO of the company and obviously, this is not a light matter. I have contacted the bank and they have offered me vouchers for AED 1000 and then 2000 but I want to press charges for a serious offence and go for punitive damage. I know the latter is not a usual practice in the UAE, but I want to explore my options. I have also informed the Central Bank, but they say I must wait 30 days before proceeding.
