How can I get a UAE visa for my mother to the UAE if she has scars on lungs from TB?
Q: Good morning Sir, Actually, I tried to take a partner visa for my mother since I didn’t meet the criteria to sponsor her. Unfortunately, she didn’t pass the medical test and was deemed unfit. We went for a second medical test all tests were negative but she still didn’t pass due to the scars on her lungs and we were forced to cancel her visa with a permanent ban and send her back to India. Since I am the only child and there’s nobody else to look after her coz my father already passed away in August last year. Is there any way possible to bring her back? I tried to take a visit visa but got rejected. So kindly advise me on what can be done or where to apply!

I have bounced cheques. Will Dubai Police consider this as a criminal offence?
Q: Hello, I have issued 3 cheques in the total amount of AED 46,000 as salaries for my worker and due to insufficient balance, 2 cheques have been bounced. But recently, the same current account has been closed by the bank (Due to multiple cheques bounced). The third cheque he deposited last week and that cheque bounced due to account closing. He is willing to file a police complaint and does not want to settle this amicably. I already obtained a letter from the bank that the bank itself closed the account. My question is will Dubai Police consider this a criminal offense? Any advice to resolve this matter would be appreciated.

Can I claim compensation from the property seller if he fails to provide documents before it expires?
Q: I signed an MOU for buying a property that is already evaluated and the mortgage paperwork was started by the bank. The seller found excuses for health issues to fulfill the signing required liability letter and buyout documents. The MOU will expire on 23/03/2024. I will request the seller to extend the MOU due to being non-collaborative in providing the documents. "Should this agreement be determined for a non-performance or negligence of any terms of this agreement by the seller, or for any reason attributable to the seller, the seller understands and agrees that the buyer has the right to obtain the security deposit amount. The buyer shall not be entitled to take any further recourse against the seller for any compensation of damages/losses that exceed this amount. The seller shall deliver copies of the SPA, floor plan, statement of service charges, and Title Deed. How to renew my lease contract and remove the clause of annual real estate company fee?
Q: Dear Sir/Madam, I am in the process of renewing my lease contract and I requested the agent several times to remove the clause that says: "in the event of renewal of the contract, the tenant agrees to pay Real Estate company as admin fee of AED1000/-". The agent hasn`t removed it yet. My last contract expires today, my cheque was ready yesterday (12/03/2024), and I sent them the contract signed (10/03/2024) and made an X on that clause. Now the agent is threatening me with legal actions saying I`m staying in the apartment illegally (today 1st day). Can they threaten me? Do they have any right to keep charging me their fees? As I read online: "By UAE law, as well as Dubai Land Department regulations, agents are entitled to receive a fee when a tenancy contract is signed. But there is no clause stating that agents hold the right to continue receiving that fee every time a tenant’s contract is renewed”. Should I go to DLD and do the contract with their help? However, the agent asked for a photo of the cheques for verification purposes only, which I provided. No money or physical cheque has been exchanged. How easily can I back out of the agreement? Q: Hello, I would like to know the difference between overstay clearance and outpass. I am worried a company put me into overstay for 60 days but refused to give me an employment visa.
