I bought a property and served an eviction notice. Can the tenant refuse to leave on time?
Q: I bought my first UAE property in October in Springs for myself and my partner as a family home. The property has a tenant but a 12-month notice had been served to him to leave in February (the notice reason said for renovation). He had told the old owner and the estate agent he would be open to even leaving earlier. As soon as the sale went through, he went silent. I have messaged to ask for access to the house so I can get a building quote for the works for me to renovate once he moves out which he ignored and has ignored any attempt I have had to call him. Yesterday he filed a Rental Dispute claim against me to extend his lease for another year which is really confusing. I cannot afford to pay the mortgage for the property and live elsewhere. I only bought the house knowing a notice had been served and he was leaving so I could move in myself to start my family.

My previous employer filed an embezzlement case. How can I lift the travel ban and expedite it?
Q: Dear Sir/Madam, My previous employer has filed an embezzlement case against me after I left the job (almost 14 months ago). I have no clue what evidence they have, as it is a fake case. I also didn’t have any non-compete clause in my contract. The case is still under investigation at the police station and has not been passed to prosecution. My statement was taken two months ago, but there has been no further development. I do have a travel ban in place, as it is a criminal case. Is there a way to move the case to prosecution and lift the ban? How should I prepare for it?

Can a POA signed by one owner of a jointly owned property authorize a valid eviction notice?
Q: Dear Lawyers, I received a rental apartment eviction notice from Dubai courts, which was sent and signed by a power of attorney. However, the property has two owners. Do both owners need to authorize the POA, and is there a way to check if the POA is actually authorized to send the notice? Is it possible that the POA has authorization from only one owner and was still able to send the notice?

How is compensation calculated for evicting a tenant and renting to someone else?
Q: Dear Lawyers, My former tenant filed a 200k compensation case against me because I did not move into the house and rented it to another tenant. There was only one hearing, and in the next, I received the judgment to pay 100k in compensation. The breakdown states 40k as the rent difference for each year and 20k as moral damages. I am unable to understand how this amount was calculated, as the rent difference between my old rent and his new rent is 30k per year. Also, why have I been asked to pay the rent difference for 2 years?

Should I pay 3 months' salary if I leave my job without notice to care for my newborn?
Q: Dear Lawyers, I am leaving my job without a notice period because I have had a baby, and I am unable to leave him by himself at home. My contract states: Except as provided in clause 11.1, either you or the Company may terminate your employment at any time by giving three (3) months` prior written notice, or payment in lieu of notice, to the other party. (Any period of leave, including school holidays, cannot be counted towards the notice period.) Does this mean I need to pay my employer three months` salary, or is it not clearly stated enough, so I don`t have to pay it back?+1

Q: Hello, I own a tourism company in the UAE. A customer hired a vehicle with a driver from my company, stating he would pay in cash. He used the car to get picked up from Jumeirah, traveled to Sharjah, and utilized it for a full-day service. The visa should be canceled automatically after six months; how is this done?
Q: Hello, I was laid off from my job in January 2024 and had to leave the UAE without canceling my visa due to a family emergency. It`s been months, and my visa and EID are still active. Q: Hi Sir, I would like to ask a question. In my contract, there is an additional addendum stating that I have to pay up to 5000 AED for the training in case I terminate my contract within 1 year. Now the question is, I`m already 6 months in service. Do I have to pay that even though the company did not provide any training for me?
