Currently, we work with freelancers in Syria, and usually, money is handed to our Syrian freelancers by hand since there are no money transfer methods to Syria. Is this illegal? What if landlord didn't inform of rent increase and offer and deposit case rejected?
Q: Hi, My tenancy contract expired last week, and I filed an offer and deposit case with DLD because the landlord had not informed me of the rent increase 90 days earlier, and the RERA calculator also stated no rent increase was due. The offer and deposit case has been rejected due to no response from the landlord. What are the next steps? Do I need to file anything further? Thanks!

Can I claim compensation from my husband for emotional and physical abuse?
Q: Good day everyone. We got married under Sharia Law in Dubai Courts and it is now 3 years with no kids. I have been suffering and enduring physical and verbal abuse throughout the marriage. But I just continued to stay in the hopes that my husband would change. I never thought of divorce because I was blinded by love and the concept of keeping our marriage sacred and with respect. Now, my husband has filed for divorce and his reason is our marriage will not work because of what he did last year (adultery). I felt so blank because I am jobless at the moment and can`t work as I am suffering emotionally and mentally. He will just leave me like this. My last resort is to be compensated for the damages I got, emotionally and physically. For proof, I have WhatsApp messages, a police report of the physical abuse (case closed), and a paper that shows a booking with his name and a woman when he traveled to a different country (to which I found out about the adultery). Please help me.

How to implement the divorce judgment and claim alimony and custody?
Q: First instance divorce judgment has been provided based on Article 7 of Federal Law 41 of 2022 and based on Article 133 of the Civil Procedures Code - the defendant was requested to pay expenses and fees. Later, I received a notification to apply for implementation of the ruling and execution proceedings! What action is required from the plaintiff? Under Article 133 of the civil procedure code, can compensation for damage be claimed? And what type of evidence must be submitted? Within how many days must the implementation of the ruling and execution proceedings be raised by the plaintiff to the court? What are the rights, roles, and responsibilities of husband and wife regarding child custody and child support based on the above judgment?

Can I rent a new flat in Sharjah if I have an unuresolved rental dispute previously?
Q: Hello, I`m just looking for information related to rent disputes. A year ago, I had a real estate dispute in Sharjah and I agreed to make payments in installments with the landlord. Due to my financial situation, I still have not cleared the outstanding amount. I`ve ended up living in a small partition, luckily I have found people who can share the cost If I want to lease a new flat in Sharjah. But I`m not sure if I can still rent a flat under my name while the previous rental dispute is not closed. Am I able to rent a new flat under my name? Your righteous advice is highly appreciated. Q: Hi, After winning the first instance in RDC, I filed for execution against my tenant, who refuses to pay and vacate the property. Upon checking the portal, it showed that the writ notice had been given to the tenant, but there is no scheduled hearing, and the Case Activity is listed as "Case Activated." Will there be any hearing scheduled, and do I need to make additional requests? Also, when will the eviction date be set? Tenant always late with payments, hasn't renewed contract. What to do?
Q: Hello, I have a tenant who is always late with their payment. Their renewal was supposed to be last December 2023. Currently, they have not signed any new contract, provided any new cheques, and have stayed for three months from December until now without paying rent. Additionally, I just discovered that they have sublet the apartment with partitions, which is clearly stated as not allowed in the old contract. Can I rent a unit if there was a tenancy contract that expired but is not canceled yet?
Q: Dangling Ejari, a red flag? I am interested in renting a unit, but after investigation, it turns out the current Ejari is expired but not canceled. If my understanding is correct, a tenant can not register Ejari if the previous one is not canceled, putting the new tenant in a sort of limbo. Is that correct? How can I get a UAE visa for my mother to the UAE if she has scars on lungs from TB?
Q: Good morning Sir, Actually, I tried to take a partner visa for my mother since I didn’t meet the criteria to sponsor her. Unfortunately, she didn’t pass the medical test and was deemed unfit. We went for a second medical test all tests were negative but she still didn’t pass due to the scars on her lungs and we were forced to cancel her visa with a permanent ban and send her back to India. Since I am the only child and there’s nobody else to look after her coz my father already passed away in August last year. Is there any way possible to bring her back?
