Q: Dear Sir/Madam, My employer signed an offer letter from a different company, adding a clause stating that if the employee resigns, he needs to give one month`s notice and refund AED 5000 as visa charges. However, I have already signed a contract from another company and received my EID, with no such clause mentioned. Now that I resign by giving one month`s notice, my employer has not paid any salary or benefits even after completing one year and three months. Additionally, they are demanding AED 5000. Q: Dear Sir/Madam, I have an ongoing labor case against my previous company where I used to work, as I was not receiving the salary for several consecutive months (more than 2). I have obtained a new job that requires me to cancel the visa from my previous employer as they intend to provide a new permanent visa; they do not wish to continue with the temporary work permit. However, I have a significant amount pending from my current employer, and I have heard that upon signing the cancellation letter, I will not be able to make any claims. Q: Hi, I have received a message from a finance company legal team stating that my file has been sent to start filing a civil case for my personal loan for which I defaulted on its payments. Total loan: AED 98,000 Tenure: 120 months Interest rate: 39.99 Amount Paid: 36,740 No. of Months Pending: 109 pending Amount Pending: 364,060 Principal Amount Pending: 94,547.65 During my settlement discussions, I requested to take into consideration the amount that has been paid towards my loan: 36,740 AED, however, this request has been rejected, and it has been proposed to pay AED 80,000 in one shot. I also requested multiple times to receive the statement of all payments that I made. Requests have been rejected and I have submitted a complaint to the Central Bank which is still under investigation How can I better negotiate a settlement that is more reasonable in order to avoid a civil case? Q: I was detained by the Dubai Police for a false case against me by a company before 7 years and later the case was withdrawn by the company as they realized it was a false case. Will it reflect in my criminal record? I have applied for a clear criminal certificate for a new job. If I get that in my record I will not be getting the job. How to solve this?

Q: Dear Sir/Madam, My landlord evicted me on the basis that he was selling the property. I have recently discovered that he did not sell and re-rented the property three months after I moved out, with a rental increase of AED 75,000 per year above what I was paying. It was very disruptive, and I was forced to move to a smaller property, incurring unnecessary costs as a result. This occurred approximately one year ago; however, I believe I have all the required evidence and supporting documentation. Can I cancel the contract with my tenant before it started for not fulfilling his obligations?
Q: Hello, I need your help with advice. I own a property and recently signed a contract with a new tenant who is supposed to move by March 1st. But I haven’t received the deposit or first payment and when I asked about the payment, he said that he is out of the country till mid of March and will check how to sort this issue. Will the contract be void if he didn’t pay the deposit yet? Once I signed it, I had to go through the rental dispute center against him even though our contract hadn’t even started yet. Q: I signed the tenancy renewal contract with vacation homes company and now that company cheques are getting bounced. This company doesn’t have a proper address and they subleased my apartment to a Russian family for 07 months. Q: Dear Sir/Madam, As the plaintiff, I filed a case in Dubai Courts through AL ADHEED regarding a bounced cheque. The court issued an order instructing the defendant to clear the payment by December 25, 2023. However, the defendant has not honored the judgment, and the payment remains unpaid.I received advice from the representative at AL ADHEED that my next step could be to request the blockage of their trade license. How to cancel the MoU to buy an apartment with the broker if the bank did not approve the loan?
Q: Hi, I have a situation where I signed an MoU and gave my security deposit to the seller`s agent. However later, the bank valuation of the property is lower than the selling price. On my MoU, it has a clause that “the buyer has a right to cancel/negotiate if the bank valuation is not the same as MoU.” I tried to negotiate, however, we didn`t agree on the price so I asked to cancel. Now the agent is threatening me that they will not cancel the MoU and that will deposit my cheque. Later I also came to know that the person I am dealing with is not the same person whose name is mentioned as a broker in the MoU. The agent I am dealing with is constantly messaging me with threats. I decided not to speak to him and instead, I wrote an email to the broker whose name is mentioned on the MoU but received no response. I am on a very tight timeline as I need to vacate my apartment in 3 weeks, I found another unit but I don`t know if I can pursue this while the initial MoU still not canceled.
