What can I do If my employer is not providing me with the Emirates ID and health insurance?
Q: Good afternoon I`ve been working in a private company for about a year now, and my boss is not getting my ID because it has a fine, since he made the wrong procedure for my visa. When I am sick, it`s too hard for me because I don`t have an ID and I don`t have insurance. Do I have to pay the employer visa costs if I resign for changing the terms of the contract?
Q: My employer signed my employment contract, which I got to know after the medical test. I got cheated because my offer letter salary was higher than the labor contract. I do not want to continue with the employer. What if landlord didn't inform of rent increase and offer and deposit case rejected?
Q: Hi, My tenancy contract expired last week, and I filed an offer and deposit case with DLD because the landlord had not informed me of the rent increase 90 days earlier, and the RERA calculator also stated no rent increase was due. The offer and deposit case has been rejected due to no response from the landlord. What are the next steps? Do I need to file anything further? Thanks!

Can I claim compensation from my husband for emotional and physical abuse?
Q: Good day everyone. We got married under Sharia Law in Dubai Courts and it is now 3 years with no kids. I have been suffering and enduring physical and verbal abuse throughout the marriage. But I just continued to stay in the hopes that my husband would change. I never thought of divorce because I was blinded by love and the concept of keeping our marriage sacred and with respect. Now, my husband has filed for divorce and his reason is our marriage will not work because of what he did last year (adultery). I felt so blank because I am jobless at the moment and can`t work as I am suffering emotionally and mentally. He will just leave me like this. My last resort is to be compensated for the damages I got, emotionally and physically. For proof, I have WhatsApp messages, a police report of the physical abuse (case closed), and a paper that shows a booking with his name and a woman when he traveled to a different country (to which I found out about the adultery). Q: Hello, I`m just looking for information related to rent disputes. A year ago, I had a real estate dispute in Sharjah and I agreed to make payments in installments with the landlord. Due to my financial situation, I still have not cleared the outstanding amount. I`ve ended up living in a small partition, luckily I have found people who can share the cost If I want to lease a new flat in Sharjah. But I`m not sure if I can still rent a flat under my name while the previous rental dispute is not closed. Am I able to rent a new flat under my name? Your righteous advice is highly appreciated. Q: Hi, After winning the first instance in RDC, I filed for execution against my tenant, who refuses to pay and vacate the property. Upon checking the portal, it showed that the writ notice had been given to the tenant, but there is no scheduled hearing, and the Case Activity is listed as "Case Activated." Will there be any hearing scheduled, and do I need to make additional requests? Also, when will the eviction date be set? Tenant always late with payments, hasn't renewed contract. What to do?
Q: Hello, I have a tenant who is always late with their payment. Their renewal was supposed to be last December 2023. Currently, they have not signed any new contract, provided any new cheques, and have stayed for three months from December until now without paying rent. Additionally, I just discovered that they have sublet the apartment with partitions, which is clearly stated as not allowed in the old contract. Can I rent a unit if there was a tenancy contract that expired but is not canceled yet?
Q: Dangling Ejari, a red flag? I am interested in renting a unit, but after investigation, it turns out the current Ejari is expired but not canceled. If my understanding is correct, a tenant can not register Ejari if the previous one is not canceled, putting the new tenant in a sort of limbo. Is that correct? Should I consider this a red flag or a simple administrative step easy to fix?

Can I claim compensation from the property seller if he fails to provide documents before it expires?
Q: I signed an MOU for buying a property that is already evaluated and the mortgage paperwork was started by the bank. The seller found excuses for health issues to fulfill the signing required liability letter and buyout documents. The MOU will expire on 23/03/2024. I will request the seller to extend the MOU due to being non-collaborative in providing the documents. "Should this agreement be determined for a non-performance or negligence of any terms of this agreement by the seller, or for any reason attributable to the seller, the seller understands and agrees that the buyer has the right to obtain the security deposit amount. The buyer shall not be entitled to take any further recourse against the seller for any compensation of damages/losses that exceed this amount. The seller shall deliver copies of the SPA, floor plan, statement of service charges, and Title Deed.
