Protecting doctors from being recorded by patients' relatives without permission
Q: Good morning, I`m a doctor working in a clinic in Dubai. Lately, I`ve been facing the same issue with patients and their relatives. They take out a camera (relatives) and start recording videos of me when I`m checking or explaining to the patient, or sometimes they call someone and keep the line open (not even on speaker) so the relative can listen to what I explain to the patient. In those moments, when I realize what they`re doing, I immediately stop them and ask them to delete/remove it, etc. Some patients act offended even when I tell them they shouldn`t do this, they can`t. Is there any law that protects doctors, or in this case, myself from these kinds of actions? Thanks!

A tenant agreed via email to vacate but later declined. What to do as the new landlord?
Q: Dear Lawyers, The former owner of a unit sent an email to the tenant stating he wouldn`t renew the contract as the unit was being sold. The tenant acknowledged the email and agreed to vacate the property at the end of the contract, so no eviction notice was issued. Now, the property has been sold. The tenant has been reminded about the email exchange but no longer acknowledges it and refuses to leave, claiming it has nothing to do with the new owner. Does the new owner have a claim if they go to the RDC to evict the tenant? Will the email exchange hold in court?

Q: Dear Lawyers, Can you request an arrest warrant for a manager to force payment in the execution? I have won a labor case against my company in the appeal court for non-payment of dues. I have also filed for execution. Can I get some clarity on what happens once the execution is filed? It has been more than 3 weeks since it was filed. I was told I can file for the arrest of the manager. However, I’m not clear on what happens next. I would highly appreciate a response.

The applicability of the existing contract between the previous owner and tenant to the new owner
Q: Hello, I am buying an apartment to live in. The only problem is that the apartment is currently rented, and the tenant`s contract will end at the end of November. We talked with her, and she is willing to leave earlier. The real estate agent just sent me the contract between the current owner and her, which states that: "The landlord has to submit 60 days` written notice prior to the end of the contract to the tenant to inform them of any changes in the rent or terms and conditions (including vacating notice) of the tenancy contract." So, if I buy this apartment, will the rules stated in the contract between them apply to me as well? In the draft of Contract F, we also wrote that upon the completion of the transfer, the seller undertakes to send a notice directly to the tenant, in accordance with Clause 4.3 of the tenancy agreement, providing a minimum of 60 days` notice. Per Clause 4.3, the tenant is expected to agree to vacate the unit. Could this be enough? Thank you!

Is an MOU still binding after delays due to rain if it contains a force majeure clause?
Q: Dear Sir/Madam, I signed an MOU on March 22, expecting building completion in April. The MOU had an expiry date of April 22; however, due to rain on April 15, the completion was delayed until May 30, 2024. I received the BCC on June 17 from the developer and paid for the pre-title deed on the seller`s behalf to expedite the process. Now, I have completed the pre-approval and valuation, but the bank is asking for the handover notice to release the final cheque, which the seller is refusing to share. The seller claims the MOU has expired, but it includes a force majeure clause. So, is this MOU still binding or not?+4

The landlord does not sign the move-out permit upon contract end. What options do I have?
Q: Dear Lawyers, My rental contract expires in mid-August. I don`t owe any money to my landlord; all rent is paid. They contacted me 110 days before expiration and mentioned a rent increase if I choose to renew. I responded that I do not intend to renew. I plan to move out next week and requested a move-out permit 10 days ago. The Community Management has already sent four requests to the landlord`s company to sign the permit and has called them several times. Each time, the landlord`s company claims someone else is responsible. I have also contacted the landlord`s company, encountering the same issue; they cite different responsibilities. Responses to my WhatsApp messages are evasive. Today, the CM informed me that if the landlord does not sign, I will not be allowed to move out, and the community management cannot intervene. The employer agrees to withdraw the theft case, but the prosecutor refuses. What now?
Q: Dear Sir/Ma`am, I`m an accused in a theft case at my workstation. The amount stolen was 7000 AED. I surrendered, confessed, and agreed to pay the entire amount immediately to my employer. However, he still called the police and filed a case. At the same time, the police recovered the entire 7000 AED from me, but my boss was still not ready to drop the case. After a few days, he somehow agreed to an out-of-court settlement, demanding 10000 AED. We agreed to it and, in return, requested him to withdraw the case. We paid him the amount, and he got a letter from the typing center to withdraw the case. When he went to the police, they said the file had already been moved to the prosecutor. We went to the prosecutor, and they said the file had been moved to them, but they hadn`t registered the case in their system yet. Now the prosecutor doesn`t want to drop the case, as he wants legal action to be taken against me. Please assist with how to withdraw this case from the prosecutor. If it can`t be dropped, what actions might be imposed on me?2024/07/16
