Can a landlord evict a tenant based on an email, even if the official notice was served afterward?
Q: Hello, Good day! My landlord has sent me an eviction notice, which I received on 14 August 2024. The reasons are: - For personal use or close relatives. - For sale. Now, my landlord is pressuring me to move out at the end of my contract on 30 April 2025. I am aware that the eviction notice must be served 12 months before the eviction date. In this case, the vacating date must be 14 August 2025. For context: last year, three months before my tenancy renewal, my landlord sent me an email informing me that I had to move out on 30 April 2024. I objected, as there was no official 12-month eviction notice served through a notary public or registered mail. Based on this, I renewed my contract at RDC for another year on the same terms. Today, the landlord is telling me that because he informed me of his intention through email more than a year ago, he can now evict me at the end of this contract, on 30 April 2025, and not wait until the legal notice period ends on 14 August 2025. What are my rights?

Q: Hello, I`m currently looking for legal advice regarding an online defamation case. I am a Filipino citizen currently residing in the Philippines. The person I want to file a complaint against is also a Filipino citizen and is currently based in Dubai. I have already sought legal consultation, but it cost me a lot for just a simple session. Unfortunately, I don’t think I can afford to proceed with the fees required for sending a warning or demand letter to the person I’m complaining about. What can I do if my tenant is not providing rent cheques nor responding to renew the tenancy contract?
Q: Hi, I am a landlord and need advice on the following scenario. - The contract with my tenant expired in Sep 2024. Upon requesting the renewal, the tenant mentioned that she is out of the country and will sign the renewal contract and provide the rent checks. In the meantime, she paid the first quarter of rent through a bank transfer. - After 3 months, when the next quarter`s payment was due, she deposited the next quarter`s rent into my bank but did not sign the contract renewal despite my follow-up with her multiple times. At this time, she had returned to Dubai. - Now the next quarter payment is due, however, the tenant is not responding to WhatsApp or answering calls. She is NOT paying rent or renewing the contract. What action can I take since she is not answering my calls or messages? She does not have a valid contract or Ejari, and her rent is delayed by 1 month. All WhatsApp messages are delivered, but she chooses not to respond.

Q: Hello, My buyer keeps delaying the purchase of my property. First, he took 2 weeks to register the DEWA. Then he delayed the handover until the 14th of April. On the 12th of April, he disclosed that he was selling his own apartment and would have the money by the 16th or 17th of April. Now he wants an extension on the MOU, which expires on the 20th of April. He has shown me bank cheques from his buyer, but he won`t let me cash the 10% deposit and wants to give a new cheque dated 30th April for the full handover. In that time, I`ve paid for an NOC (1,050 AED), NOC renewal (525 AED), bank liability letter (65 AED), and service charges (2,600 AED). If the sale doesn`t complete by the 23rd of April, I`ll have to pay another 1,050 AED NOC charge and 65 AED for a new bank liability letter. My buyer doesn’t have the money for a non-refundable deposit. I asked for a deposit now to extend the MOU. How can I take him to court in DIFC, and what are the fees involved to get the deposit?2025/04/17

Q: I`m looking for advice- I had applied for immigration service to Canada via an agency in Dubai, however, it`s been a few months and there is no positive reply from their end. They keep giving evasive answers, such as my job role is not coming up, or the Government has put the applications on hold, or other things which are totally different from the picture painted before availing their service. The contract mentions this about refund: "The company is eligible to provide a refund if any wrong information is provided during our advocacy while discussing the case with the consultant." My Question is- are such immigration consultancies legal in the UAE? Is it legal for them to provide such services? And am I eligible for a refund if not for damage claims (for wasting my time with their inefficient services)?2025/04/17

Q: Hello, I need legal advice regarding a personal financial fraud case. I was manipulated by someone I trusted, who promised to help me pay off my loans and debts. Based on these promises, I transferred a significant amount of money to him (including crypto transactions). Over time, he continued making false promises, but nothing was returned. I now have around 260,000 AED in loans and 62,000 AED in credit card expenses, which I wouldn’t have taken without his influence and pressure. I still have messages, voice notes, and transaction records as evidence. He is currently still in contact but keeps delaying and avoiding repayment. I want to: - Know if I can file a legal case for fraud and deception, - Understand if it can be treated as a criminal matter, - Find out if there’s a way to recover my money, and - Report this case officially and get legal support.
