Q: Hi, The credit card people are contacting me after 3 years. They said it`s a call from a lawyer`s office and the guy writes provocative messages on Whatsapp to show that I am not willing to cooperate. How long is the security cheque valid for? Can they contact my employer? The thing is I was paying until I found out that it was not added to the amount but considered as fines and fees! س: السلام عليكم، أعمل في شركة منذ سنة ونصف. في البداية حصلت على عرض عمل ولكن لم تصدر إقامه لوجود حظر على الشركة. صدرت منذ 4 أشهر إقامة لي على شركة أخرى يملكها صاحب الشركة التي أعمل بها بسبب الحظر على الشركة التي أعمل بها، ولكن لم أحصل على شهادة عدم ممانعة (إعارة). الآن أريد تقديم استقالتي والانتقال إلى وظيفة جديدة. ما الإجراءات؟ وهل تُطبّق عقوبات ضدي لأنني لم أكمل 6 أشهر على الإقامة أو أي عقوبات أخرى؟ أسئلة وأجوبة

Q: Dear Sir/Madam, My landlord had originally said that I could stay in the villa during the minor renovation (inside) and construction of a new building outside. He put it in writing and agreed that the tenancy value of the property would not increase significantly for two years based on these improvements. I then received an eviction notice due to renovation. I have lived in the same villa for 18 years. UAE bank loan: Can an agency in my home country take action there?
Q: Hi, I took a loan from a bank in the UAE in 2014 for an amount of 22,000 AED, but I have to pay 33,000 AED. I paid almost 23,000 AED to the bank, but I lost my job in 2016 and was unable to pay the remaining loan amount. The bank filed a police case against me, which I cleared by paying a fine of around 2,200 AED. Since then, the bank has not contacted me in the last 4-5 years, even though I have told them that I already cleared the police case and do not have the money to pay the remaining loan amount. Yesterday, I received a call from my home country, Pakistan, and someone told me that I must pay the bank loan at any cost in the UAE, otherwise, I will face serious consequences. My question is, since I am still in the UAE, can any agency or department from my country call me or force me to pay the amount? Can they take any action against me? س: مرحبًا سيدي/سيدتي رفع مالك عقاري دعوى إخلاء ضدي في محكمة فض المنازعات الإيجارية بناءً على إشعار بريد إلكتروني أرسله العام الماضي. بعد الجلسة الأولى، طلب القاضي من المالك إيداع رسوم لرأي خبير. خلص الخبير إلى أن إشعار البريد الإلكتروني صالح للإخلاء. عندما استشهدتُ بالقانون وقيل لي إن إشعار البريد الإلكتروني غير صالح قانونيًا وفقًا لقانون هيئة التنظيم العقاري (RERA)، قال الخبير إن القانون ليس من اختصاصه، وقدم تقريرًا نهائيًا لصالح المالك. في مثل هذه الحالات، هل يُصدر القاضي حكمًا عادةً بناءً على استنتاجات تقرير الخبير أم بناءً على قانون هيئة التنظيم العقاري؟

Q: My ex-wife had refused to take my house in Sharjah. She refused to accept that I arrange a house and asked for a full one-time payment. And despite we paid, she is reluctant to provide a house contract and refused to comply the request and proof of residence as the court has granted housing allowance to her. She had asked for housing as she did not had any whereas she has still staying with her family since then. In this situation, do I have the right to ask the court to cancel or reduce this amount in this scenario or she can again twist this in some way.
