Q: Good morning I would like to know if one buys a tenanted house with an already served notice of eviction to the tenant, does the new owner have to re-serve a new 12 months notice, or does the first notice remain in force? I read that if the sales contract mentioned that a notice has already been served, the new owner does not have to serve a new notice. Could you please advise? What should the sales contract say exactly? Also, since the current owner already served notice, can he also ask for a rent increase if he does so before 90 days of the contract renewal? How to deal with a broker who keeps trying to increase rent?
Q: Hi, My broker has been trying to increase my rent beyond what is allowed by RERA for three years. They make it difficult for me to file a complaint, but eventually, they always send an offer that is in line with RERA`s calculator. They know that we will eventually renew the contract at the RERA-approved rate, but they still keep doing this every year. They waste my time and energy with long, pointless negotiations. Can landlord change terms of lease renewal if it's less than a year?
Q: Dear Sir/Madam, My lease expires at the end of October. However, my landlord served us a notice for eviction in February through the proper channels. Our lease is now due to end in October, as that is when the contract expires. However, the landlord is now saying that if we want to renew until February, we must do so under updated terms and a rent increase. س: مرحبًا بالجميع، أحتاج إلى مشورة قانونية هنا من فضلك. ليس لدي مال لدفع أتعاب محامٍ خاص لأنني لا أعمل حاليًا. وضعي سيئ حقًا. عندما بدأ فيروس كورونا المستجد، لم تدفع لي الشركة التي عملت بها راتبي واضطررت إلى ركوب رحلة إجلاء للعودة إلى الوطن. لقد أخذت قرضًا من أحد البنوك بقيمة 2750 درهمًا إماراتيًا وعلى مر السنين نما إلى مبلغ مجنون لن أتمكن أبدًا من تسويته. عرضت على البنك تسوية مبلغ 2750 درهمًا إماراتيًا إذا كان عبارة عن دفعات قليلة شهريًا، ولكن ليس دفعة واحدة مباشرة لأنني ليس لدي وظيفة. لكنهم يريدون فقط دفعة واحدة وليسوا على استعداد للتفاوض مع تجاهل تام لرسائلي. كنت على اتصال بالبنك والوكالة من خلال الرسائل من وقت لآخر لتسوية الالتزام، وأرسلوا لي حاليًا رسالة مفادها أن البنك يفرض حظر سفر علي. لم يشرحوا ما هو حظر السفر وما هي الدولة التي يؤثر عليها أو كيف سيعمل. هل يمكن لأحد أن يشرح من فضلك؟ أنا تائه ولا أعرف ماذا أفعل.23، 18:232023/07/31

Q: Hello, I received a termination letter from my company three weeks ago stating that the reason for my termination was company restructuring. This was done without prior notice, and my last working day is August 10th. I believe this falls under arbitrary termination. However, I do not want to file a case with the labor court and would like to discuss my compensation with HR directly. I have been working here for 10 months (so I will not receive gratuity), and I have not used any of my annual leaves since September 2022 (the month I joined). Q: Dear Sir/Madam, I worked at a hotel and resigned with a 30-day notice period. My last day of work was July 18th. They were holding my passport, and I requested it back. Initially, they refused, but they gave it to me today along with my cancellation letter. However, they still haven`t paid my pending salary and gratuity. Since I asked for my passport, they are now forcing me to vacate the company accommodation.
