Q: Dear all, I have bought an apartment. The previous owner had tendered a notarized legal notice to the tenant before selling. Upon purchase, an addendum to the tenancy contract was drafted with the following wording: "No renewal of the tenancy contract is applicable, and the new landlord will be moving in on X date (the date of expiration of the tenancy contract)." Q1: The tenant subleased the apartment without consent, and the landlord submitted a notarized legal notice. How long does the RDC take to make a decision after filing a lawsuit? Q2: If the duration of the above action extends beyond the contract renewal date, will the wording stating "no contract renewal" be enforced?

How to approach the judge and explain to him the actual incidents of a case?
Q: I was punished in Ajman. It was stated in the judgment that the complainant said that I introduced myself as the General Manager of the company and convinced him to make a deal and take a cheque on 27 July 2023. The actual manager of the company was the same as the owner of the company (another person). He made that agreement and gave the cheque on 10 June 2023 not 27 July 2023. I have written this now in my defense paper but how to let the judge know about this point verbally? Please tell me the exact words. How can we prevent blocking accounts and assets in a cheque execution case against our company?
Q: Greetings!! We have a cheque execution case. The bank applied for execution to block the company account and the vehicles claiming the wrong amount. The court also approved this request and sent it to the central bank to impound the vehicle. We had already paid over 50% of the claimed amount and also requested the balance payment in installments a couple of weeks ago once the claimed amount was amended in the court system. The installment request is yet to be approved, however, they have proceeded with the execution. This is very concerning. How long does it take to block the accounts? What are the repercussions of the block? Kindly please advise if there are any other options available to avoid blocking the accounts and impounding the vehicle. Thank you

What to do if the Offer & Deposit application has been rejected twice by the landlord to increase rent?
Q: Dear Lawyers, I filed 2 Offer & Deposit applications: 1. Notice & Rent Increase: The landlord gave a 90-day notice to an unregistered email that is not listed in the tenancy agreement. My Jan 2025 filing, based on the Dec 2024 RERA Index, showed no rent increase, but the landlord now claims a 5% increase per the updated RERA Calculator this year. 2. Rental Payment: To deposit/transfer rent. Both were rejected due to the landlord’s nonresponse. However, the first installment was transferred via RDC & I provided the receipt. The landlord now demands the remaining payments, a renewed Ejari, & AED 420 admin fee (vs. the usual AED 265). They also threatened with eviction since Ejari expired last month. I’ve offered to provide PDC or deposit the amount. They have asked me to follow up with RDC to ensure the 1st payment is transferred to their account. Since I completed the Offer & Deposit process, I prefer they initiate a preliminary case. Could you please advise on the best course of action at this stage?
