Can my landlord enforce new admin fees or evict me for refusing?

Hello,

My landlord wants to introduce admin fees for renewing my apartment rental contract, which were not part of our original agreement or renewal in the past two years.

I have informed him multiple times that I do not agree to pay this AED 750 admin fee.

Can he force me to pay it? Can he evict me? What steps should I take next?

Dear questioner,

According to the Dubai Rental Law (Law No. 26 of 2007 and its amendments), the landlord cannot impose any additional fees that are not specified in the rental contract unless approved by the Dubai Land Department.

If there is no clause in the contract allowing for “administrative fees,” you are not obligated to pay them.

Regarding eviction, the landlord cannot force you to vacate the property except for the reasons specified in Article 25 of the law, such as non-payment of rent or personal use of the property, with prior legal notice.

If the landlord insists on charging unauthorized fees or exerts any undue pressure, you can file a complaint with the Dubai Rental Dispute Center.
