Can the payment terms be changed from monthly to one upfront cheque?
Q: Hi there, My lease is up for renewal and I have agreed to the 10% increase, however, my landlord now wants to change payment terms from monthly payments which I have been doing for the past 3 years, into 1 cheque upfront which I can not afford or able to do. Does the landlord have a right to do this or can I refuse the terms but accept the increase of 10%? Your assistance is greatly appreciated.

New developer wants to change payment terms. How to me to protect my rights?
Q: Dear Sir/Madam, I bought a residential property for AED 7 million in Dubai from a developer in 2013 and registered the property in the same year. The project has been delayed and is still not complete. The original developer sold/transferred the project to another developer in 2022. The project is now 60% complete as per the latest RERA inspection report. The original payment terms in the Sales Purchase Agreement were a final balance payment of 40% to be payable on the handover of the property. However, now the new developer has drafted a new Sales Purchase Agreement where he is demanding 90% to be paid in stages while construction is in progress, and only a balance of 10% to be payable on the handover of the property. The RERA website states project completion by Dec 2025. Please advise if the new developer has the legal right to change these payment terms. What options are available to me to protect my investment and my rights?

How to choose the governning law of a contract if each party signed it in their jurisdiction?
Q: The case is that the parties did not agree on the governing law of the contract and the parties are residing in different countries. Also, the contract was concluded by each party in its country. How can a wife file a case for divorce and alimony if she does not live in the UAE?
Q: A wife filed a case for divorce 1 year ago. The court judgment rejected her divorce and alimony and to obey her husband. Not to leave home without permission. The same day she left home, her kids, and the country without permission. She canceled her visa. Soon I also left UAE. None is a resident of the UAE now and they have no visas. Now She filed an execution case for her alimony and again for divorce of harm also. We didn`t meet after 1st case. As she is not in the country. Never came back. How can I harm then? What should I do? I am also not living in the UAE. Children are with me. My question is, how can she open a case when both have not been living in the UAE for the last 1 year? How come I should pay her alimony when she never came back home and also left the UAE the same night after the court judgment? I don`t know where she is living. How and why do I pay her alimony when she left her home, kids, and country without info and permission? All again I need to prove that divorce for harm case. س: السلام عليكم، مقيم في الإمارات منذ ٣ أشهر فقط. صدرت ضدي أحكام في قضايا شيكات بإجمالي ٥ قضايا كلها غيابية ولم أقدم معارضة. علمًا بأن الأحكام في بلدى الأصلي. هل يمكن أن تسبب هذه القضايا أي ضرر لي هنا في العمل أو تتسبب في خروجي من البلاد؟
