A landlord sent a screenshot of a judicial warning to vacate without a reason. Is this acceptable?
Q: Dear Lawyers, I just renewed our rent for a third year on September 4th. Today, October 11th, the landlord sent a screenshot through the agent, apparently from the Dubai Court, stating a judicial warning to vacate the property in 12 months, without mentioning a reason for the eviction. I thought eviction letters should be sent by mail for the tenant to receive them personally. Am I correct, or is it acceptable for the landlord to send this screenshot via WhatsApp? Q: Dear Lawyers, I am seeking advice regarding a situation with my tenancy contract renewal, and I believe it may require your assistance. My current rental contract is about to expire, and I informed the agent responsible for my contract three months ago that I intend to renew. At that time, the agent did not mention any rent increase. However, with only 15 days left to renew, the agent has now requested a 10% rent increase. I did not agree to this, but in good faith, I proposed a 3% increase, which aligns better with my family’s budget. The agent accepted my proposal but has now added new clauses to the contract, which were not discussed earlier. I do not want to accept these changes. I would like to understand if these last-minute changes are compliant with tenancy regulations and what steps I should take to proceed.

Q: Hello, My tenant`s contract expired in August 2023. I understand that, by law, it automatically renews for a year if there was no communication between the tenant and landlord. Based on this, the contract was renewed until August 2024. Now, my tenant has informed me that they plan to vacate the property in September with only 10 days` notice. When I refused and stated that a 3-month notice is required, they claimed the contract is no longer valid and has expired. I would like to know if the contract automatically renews each year, meaning if it expired in August 2024, did it get renewed again until August 2025? Thank you!

Can we terminate a staff member who did not return to work after annual leave?
Q: Hello, We have a staff member who was supposed to return to work on 15 September 2024 from annual leave (they went back to their home country). However, after trying to reach them, they finally told us on 12 September that they have a travel ban due to legal issues that they are being accused of. They said that they have a hearing on 13 Sep and will update us on the matter. However, we have not heard from them since then. We have tried to contact him but nothing. What are our options here? We unfortunately cannot keep waiting for them (as operationally, we needed him back), and due to this being a legal matter (we don`t want him to work for us anymore, it seems serious). Would Article 44 Clause 8 apply here? We haven`t heard from him in over 7 consecutive days, but it also states that it applies if they failed to give a legitimate reason (which technically they have?).+4
