Should I send a new bilingual notice or stick with the original Arabic one to prevent a tenant's appeal?
Q: Hello all, I sent a legal notice to a tenant for non-payment and eviction (nationality: Bangladeshi). The notary sent the notice in Arabic. Now someone has informed me that if I file a case, the tenant may appeal, claiming he didn’t understand the notice because it was in Arabic, which could lead to me losing the case. So I may need to send a new notice in both English and Arabic, despite the tenant subletting the property and giving POA to an Egyptian individual who understands the law well. I went to Tasheel today, and they advised that even if the notice is in Arabic, the tenant will lose the appeal if he doesn`t pay, or even if we lose the appeal, he will still have to pay all due rent. It’s now very confusing whether I should send a new notice in both Arabic and English or proceed with the same notice and file the case.

Q: Dear Lawyers, We bought a new car at a dealership but changed our minds for various reasons. When we purchased it, we signed a 14-day right to withdraw, which we now want to exercise. Q: Dear Lawyers, My non-paying tenant, whom I have served notice to, is openly subletting my flat without any fear of the law. I received a call from the subtenant that my tenant has temporarily disconnected his DEWA and is threatening him to move out, while the subtenant is willing to pay me cash and wants to stay there. My current rental contract is about to expire, and I informed the agent responsible for my contract three months ago that I intend to renew. At that time, the agent did not mention any rent increase. However, with only 15 days left to renew, the agent has now requested a 10% rent increase. I did not agree to this, but in good faith, I proposed a 3% increase, which aligns better with my family’s budget. The agent accepted my proposal but has now added new clauses to the contract, which were not discussed earlier. I do not want to accept these changes. I would like to understand if these last-minute changes are compliant with tenancy regulations and what steps I should take to proceed.

Q: Hello, My tenant`s contract expired in August 2023. I understand that, by law, it automatically renews for a year if there was no communication between the tenant and landlord. Based on this, the contract was renewed until August 2024. Now, my tenant has informed me that they plan to vacate the property in September with only 10 days` notice. When I refused and stated that a 3-month notice is required, they claimed the contract is no longer valid and has expired.
