A landlord wants to change payment terms while the tenant refuses. What to do?
Q: Dear Sir/Madam, My tenancy contract is due for renewal on 30 November 2023. On 4 November 2023, my landlord inquired if we would agree to an increase in rent. We declined as it is our first year contract and he was exceeding the RERA index. He has now agreed to maintain the current rent. My question is that the terms of the tenancy contract specify three cheques, but he is now requesting only one cheque. Where do we stand as I cannot issue a single cheque for the full amount? We do not want the terms of the contract to be altered, and he has again failed to inform us in writing, only sending a WhatsApp message stating "Provide me with a cheque, and I will create a new contract." س: مرحبًا، أخي وزوجي اتهما بالاستيلاء عبر تقنية المعلومات والابتزاز. في محكمة الدرجة الأولى، أدينا بالاستيلاء وحُكم عليهما بالسجن لمدة ستة أشهر وعقوبة الإبعاد وبُرِّئا من الابتزاز. استأنفنا الحكم لأن أخي وزوجي ليس لهما ذنب في الموضوع؛ فهناك شخص ورطهما فيه. كما استأنفت النيابة حكم البراءة من الابتزاز. في الاستئناف، رُفض استئناف أخي وزوجي، وقُبل استئناف النيابة، وأدانوهم بالابتزاز وحكموا عليهم بسنة. كنا نعتقد أن حكم السجن أصبح كاملاً سنة واحدة، ولكن عرفنا أنه سنة ونصف: سنة للابتزاز وستة أشهر للاستيلاء. سؤالي: هل هناك شيء اسمه دمج الحكم أو أخذ الحكم الأكبر فقط؟ قالوا لنا إن هناك إجراءات يجب أن نقوم بها لهذا الأمر حتى يصبح حكمهما سنة فقط. حاليًا، قضيتهم تابعة لنيابة دبا الحصن، وهم في السجن المركزي بالشارقة. هل يوجد في الشارقة شيء اسمه دمج الحكم، لأنه موجود في أبوظبي؟ أرجوكم، نريد أن نعرف إذا وكلنا محاميًا في الشارقة، فهل سيدمج الحكم؟ أسئلة وأجوبة

Q: Greetings, I am a university professor who teaches a course on World War I films. One of the films shown to the students contains some sexual scenes, which are borderline, but not nearly as explicit as much of what is found on Netflix AE. I seem to be facing a disciplinary committee as there have been some student and parent complaints for the first time in seven years. The question is, does this film violate any UAE laws? Q: Dear Sir/Madam, My cousin sister asked me to use my EID to set up water and electricity for her apartment in Sharjah in 2018 for two months while her ID was being renewed. She called me in 2019 to cancel the water and electricity. The apartment management assured me that the checks and everything would be under my cousin`s name, and that`s how it was for the past 5 years. My cousin had bounced checks, and since the apartment management knew about the agreement, nothing was done on my behalf. New management took over this year and placed a travel ban on me for failing to pay my rent, even though I have never lived in that apartment in Sharjah. New job, similar industry: Can my former employer sue for breach of non-compete?
Q: Dear Sir/Madam, I had a contract with my former employer that had a 3-year non-compete clause. This was an internal company contract. I later signed another contract with the Dubai Media City Authority, which only mentions that my non-compete is limited to the territory of Dubai. Which contract am I bound by? Additionally, the line of business is different between my former employer and my new employer. However, my former employer is saying that they will take legal action and file a case against me. My new employer has a business within their group umbrella that is similar to one of the products of my former employer. Can I be held legally liable?

صاحب العمل يطالب بدفع تكاليف التدريب. هل هذا قانوني؟
س: السلام عليكم، أعمل في القطاع الخاص بعقد عمل سنوي محدد المدة (عقد داخلي ودوام جزئي). قدمت استقالتي قبل انتهاء العقد بشهر وذكرت في رسالة الاستقالة أنني سأدفع بدل فترة الإخطار. صاحب العمل أخبرني أنه يجب عليّ دفع مبلغ 5 آلاف درهم كلفة تدريب وقد وقعت على ذلك في العقد وأنا أظن ذلك، لكنني في الواقع لم أتلقَّ أيَّ تدريب من جهة ثالثة، فقد علمني الشخص السابق في مكاني بشأن العمل فقط. لذلك هل يحق له فعل ذلك؟ وإن لم أدفع المبلغ له، فماذا يمكنه أن يفعل؟ شكرًا لك! أسئلة وأجوبة

Employer demands AED 5,000 training fee upon resignation - is it legal?
Q: Dear Sir/Madam, I work in the private sector with a fixed-term annual employment contract (internal and part-time contract). I submitted my resignation one month before the end of the contract and mentioned in the resignation letter that I would pay the notice period allowance. The employer told me that I had to pay an amount of AED 5,000 for the training cost, and I signed. I think this is in the contract, but in reality, I did not receive any training from a third party. The legal notice to the tenant via notary public was not handed. Did I have to send it by email?
Q: Respected Lawyers, I am a landlord and my tenant did not pay the rent. I issued a 30-day legal notice through the notary public. The Dubai Courts authorized service provider Aramex pasted the notice on the unit door as nobody opened the door to accept the notice. At the same time, I did not send the notice to the tenant through email. My question is will the RDC judge accept this as the notice has been served based on Aramex`s acknowledgement?
