Can the court replace an expert report that ignored critical evidence?
Q: Hi, In a commercial case filed against me by my partner, an expert report has been issued against me, as the expert neglected my documents, even though they were critical evidence in the dispute. I have submitted a memo to the court outlining my objections to the report. What are the chances of the judgment going against me? Is there a possibility that the judge might return the report to the expert or appoint another one? Lastly, if the judgment goes against me and I file an appeal, would the appellate court appoint a new expert?

Can a collection agency file a case against a debtor in home country on behlaf of a UAE bank?
Q: Dear Lawyers, I`m seeking your valuable advice as per the UAE Law for the below inquiry. One of my close friends had taken a personal loan of AED 250k in the UAE and was paying EMI amounts regularly. Later, he was terminated by his company due to some issues and returned to his home country. A debt collection agency contacts him every day and gives more threats even though he has agreed to pay back the amounts after getting a new job. It has been 1 year and until now he did not get any good job and is unable to pay back the amount. However, the debt collection agency contacts him every day at least 3 times and threatens him with a criminal case against him, and that they will send him to jail and many more things. Now the inquiry is generally, if anyone is unable to pay back the outstanding EMI loan amount due to job loss, can the debt collection agency file a case against him or an arrest warrant, etc in their home country? Can we make a case against the debt collection agency for their outrageous behavior?

Could the court have transferred the execution amount to an incorrect account?
Q: Good day, It`s driving me nuts, and I can`t sleep. I`m just asking: is there a possibility that the court transferred the execution amount by mistake, or that Al Adheed entered a different IBAN for my case? I was evicted from my apartment to be sold but it was gifted and rented at a higher price. What can I do?
Q: I was evicted from my apartment after living there for five years. My landlord informed me a year in advance that the lease would not be renewed because he intended to sell the property. Prior to this, he attempted to impose a rent increase that was not compliant with RERA regulations, which I refused to accept. He then served me with an official Dubai Court eviction notice, citing the need to take back the property for sale. Five months after I moved out, I discovered the property was rented out at a much higher price. Upon further investigation, I found that the ownership was transferred as a "Gift" rather than a sale. This makes it seem like the eviction was only to raise the rent rather than a genuine need to sell. Do I have a valid case for wrongful eviction against my landlord? Also, under Dubai law, does transferring ownership as a "Gift" hold the same legal grounds as selling in justifying eviction?

Can a property agency refuse to refund my deposit after I canceled within the 14-day policy?
Q: Hi, I went to see an apartment, and the property agency asked for a 1,000 AED security deposit to block the apartment. They told me I would receive a receipt for the payment. Before giving the money, I asked for a sample contract to review the cancellation terms, and it stated: "Applicable Cancellation Policy: If canceled or modified up to 14 days before the date of arrival, no fee will be charged." After one day, due to a change in plans, I requested a cancellation and demanded my 1,000 AED back, as the cancellation was well within the 14-day period.
