Can I collect rent from a subtenant while evicting my non-paying tenant?

Q: Dear Lawyers, My non-paying tenant, whom I have served notice to, is openly subletting my flat without any fear of the law. I received a call from the subtenant that my tenant has temporarily disconnected his DEWA and is threatening him to move out, while the subtenant is willing to pay me cash and wants to stay there. My questions are: - Is it possible to benefit from the sublet rent while the eviction case is being filed? - Should I get an RDC inspection done first to prove subletting by my tenant, and then accept money from the subtenant without any agreement for the period until my case is resolved? The people involved are a complete mafia who know the laws very well and will not pay a dime despite a travel ban, etc. - How can I ask the current subtenant to stay so that these individuals don’t sublet it again, especially with the high season approaching? - Also, can a criminal complaint be filed?

How to serve a notice of writ and obligation to pay when the debtor is unreachable?

Q: Dear Lawyers, I have initiated an execution case against a debtor. As the first step, I sent a "notice of writ and obligation to pay" to the debtor`s advocate. The advocate refused to accept the notice. Then I tried to send an email and SMS to the debtor. However, the court system said "No email found on Emirates ID" and "System refused to send SMS" because the debtor has outdated information on their Emirates ID. Seller backed out after manually signing due to DLD website outage. What to do?

Q: Dear Lawyers, I am a Dubai resident. I found a property in Dubai to buy through a real estate agent, and the seller agreed on the price I offered. At the time of signing the Sale Contract (Form F) on the DLD website, the system was down, so we signed it manually and gave the deposit check to the agent. The contract stated that the RERA system was down and that when it is back in operation, we should refile Form F digitally within 24 hours. The next day, the agent prepared it, and I signed it, but the seller refused to. He proceeded with the sale of the property to a different buyer and refused to pay the penalty stated in the contract. My questions are: 1. Is this legal? 2. Can he sell it to someone else even though he signed a contract with me? 3. RERA couldn`t block the sale because the contract was done manually and not registered in their system. Do I have legal rights to demand the penalty be paid or for the sale to go through? I have a copy of the sale contract with his signature.
