س: السلام عليكم، أعمل في شركة في العين مند ثلاث سنوات ونصف "منها سنة وعشرة أشهر إقامة تابعة للشركة" وما تبقى كنت أعمل بالإعارة من شركة أخرى. راتبي في عقد العمل 500 درهم ولكن راتبي الفعلي 2500 درهم. هل يحق لي المطالبة قانونًا على حسب الراتب الفعلي؟ وهل فترة العمل بالإعارة تدخل ضمن أيام المستحقات؟ علمًا بأنني أستلم راتبي بشكل مباشر بإيصال قبض من الشركة، وراتب العقد (500) أستلمه بنكيًا أو عبر فروع الأنصاري. أسئلة وأجوبة

It turned out to be a fault in the building`s construction, which caused condensation in the false ceilings. When the panels were demolished, it was found that they were all full of mold. New owner in Dubai with no Ejari and previous tenant: What are his rights?
Q: Dear Sir/Madam, I recently purchased a studio flat in Dubai that was previously tenanted under a Tenancy Contract from November 2022 to November 2023. However, there is no registered Ejari to establish a tenant-landlord relationship in the Dubai Government record. The previous landlord had given the tenant a year`s notice to vacate the flat, which was given six months ago. Now that I have purchased the flat, I have asked the tenant to replace the cheques, but she has refused to cooperate. Can you please advise me on whether I am obligated to continue the Tenancy Agreement signed by the previous owner, given the absence of an Ejari? Alternatively, when can I tell her to vacate the flat, or do I have to wait until November 2023? Secondly, I would like to know if I need to serve the tenant with an eviction notice again to vacate the flat. How to recover unpaid funds from a guest who left without paying?
Q: Dear Sir/Madam, We are a registered company that provides accommodation in Dubai. One of our guests partially paid for his stay and claimed to have an issue with the bank. He promised to pay the remaining amount before departure, but left the property without informing us and left an unpaid bill of 6000 AED. After departure, the guest apologized for the delay in payment and assured us that it would be paid shortly. However, the payment has not been made yet. It has been over a month now, and the guest continues to acknowledge the debt and promises to pay as soon as he has funds (there is proof of this through multiple messages). The Dubai police have informed us that they cannot assist with this type of claim. Please advise on the best course of action and whether there is a chance to recover the unpaid funds. أسئلة وأجوبة

Credit card fraud: Bank threatens travel ban and civil case
Q: Dear Sir/Madam, I need some advice. I had a credit card that I cleared when I learned about the acquisition of the bank by another one. After settling all my dues, I kept the card at home and stopped using it. However, I experienced a fraudulent transaction on my card, amounting to close to 32,000 AED. When I received a message from the bank with an OTP, knowing that I did not initiate the transaction, I immediately called the bank to block the card. They asked me to file a dispute, which I did, and they assured me that the transaction would be stopped since the card was blocked. Unfortunately, two days later, on October 19, 2020, the money was deducted from my account. After the acquisition, the bank advised me to fill out the dispute forms again and file a police report, which I did. I have kept all records from day one until now, which has been almost 2.5 years. Q: Dear Sir/Madam, My employer (Federal) signed a 3-year contract with me. They have now given me 3 months` notice, ending my contract in May rather than August, saying that my contract was not renewed. There was no reason given for my non-renewal. Q: Dear Sir/Madam, My rental contract ends in November 2023, but my landlord has sold the apartment. Also, she sent me a notice in November 2022 to vacate in November 2023. My questions are: - Do I need to have a contract with the new landlord to hand over new cheques to him? Or a written document at least? He is asking me just to give him the cheques. - If he does not wish to renew my contract in November 2023, when and how shall he communicate that to me? Q: I am legally divorced since 2015 in the UAE and paying sustenance to my wife for our son (15 years). Son is under the sponsorship of my ex and she is not renewing her and my son`s visa. Q: Hi there So yesterday I went through a mutual termination dismissal. I handed in the work laptop but I lost the charger. Q: Dear Sir/Madam, Today, I received a notice of termination under Article 115-Redundancy. My contract in JAFZA began on October 10, 2020, and the end date is October 10, 2023. I need your help to understand if the term "month" refers to 20 or 30 days and if payment will be based on basic salary or full salary. Regarding my termination, they have mentioned the following payments: - Salary until April 12, 2023. - Salary in lieu of the notice period. - Three months` salary as compensation for early termination. - Leave encashment until April 12, 2023. - End of service gratuity until April 12, 2023. - One-way air ticket for repatriation to my home country, only if I exit the country. As per their request, I signed the acceptance on the notice document and returned the company phone and laptop.
