The eviction notice is for personal use, the landlord wants to sell. Is it still valid?

Q: Dear Sir/Madam, I have received a notice through Dubai courts from the landlord stating that he does not want to renew for the purpose of "Personal Use," as mentioned in the notice. He brought his family for viewing as well. After a couple of weeks of the notice, he sent me a WhatsApp message saying that he wants to show the house to other viewers because he is willing to sell.Is the notice I received still valid? Should he send me a new notice mentioning that he wants to sell? Does the current notice force me to leave the house in case he sells it before my contract ends?

A tenant does not pay rent and sublets the property. How can I evict him?

Q: Greetings, I have a tenant who has not paid his rent for over 1 year. He promises to pay but nothing happens and his checks bounce every time. I have also received warnings from building management that he is subletting the apartment without my knowledge or approval. He has promised to move out, but he hasn`t done that either. What can I do the fastest to get him out of the premises? I live in Sweden so I have a property manager but he has also stopped answering my messages and phone calls since 2 months ago. Non-compete clause in offer letter, absent in contract. Is it applicable?

Q: Hi. I have recently joined an organisation in the UAE. They have shared with me an offer letter on their company letterhead which prohibits me from joining the competitors for six months after leaving. Later, they shared the MOHRE Job Offer Letter which does not have a non-compete clause. Both the letters I had signed. I was told they would share the labour contract but they didn`t; instead, they copied my signature from the Job Offer Letter to the Labour Contract without my knowledge. The labour contract also does not have a non-compete clause. Now I need to know whether the clause applies to me or not if I join another organisation.

Buyer default: Can the developer deduct 40% and cancel the SPA?

Q: Dear Sir/Madam, I am a developer in Dubai. The buyer of an off-plan property defaulted on payment, paying only 55% of the amount due, while the project is currently 70% completed. As per the default clause under the SPA, I can deduct 40%, retain the property, and cancel the SPA. Is it worth approaching and possible to obtain a court verdict to get the full 70% of the purchase value, considering I have completed 70% of the work?

Getting a deposit or compensation if the buyer backs out after signing the MOU

How to renew a tenancy contract while an eviction notice was issued earlier?

Q: Dear Sir/Madam, I issued an eviction notice to the tenant to sell the house. At the same time, I obtained a rent valuation certificate from the Dubai Land Department (DLD). Can I reject the seller's request to extend the MoU and exit this agreement?

Q: Dear Sir/Madam, I`m purchasing a property in Dubai. I have signed the Form A and F and provided a photo of the cheque deposit. The seller has been slow in settling his outstanding payments with the developer. The Memorandum of Understanding (MoU) expires tomorrow, but the seller has informed me that he will receive the No Objection Certificate (NOC) from the developer tomorrow and has requested an extension to the contract. I haven`t agreed to the extension yet. I`ve found another property that I prefer and would like to withdraw from this deal. Can I reject the MoU extension and exit this agreement?

Agency asks for upfront payment for visa and work permit. Is it a scam?

Q: Dear Sir/Madam, My husband sent his resume online to a company. He received an offer for the job reference number (00000000). The contract states that he must contact a specific agency for the visa and work permit. The agency is now asking him to pay USD2,350 for the visa fee and processing. What strikes me as fishy is the mode of payment: bank transfer, Express Money, Ria transfer, or MoneyGram transfer. They instructed him to let them know when he is ready with the payment, and then they will send him the payment details. Thank you!
