A tenant does not pay rent and sublets the property. How can I evict him?

Greetings,

I have a tenant who has not paid his rent for over 1 year. He promises to pay but nothing happens and his checks bounce every time.

I have also received warnings from building management that he is subletting the apartment without my knowledge or approval.

He has promised to move out, but he hasn't done that either. What can I do the fastest to get him out of the premises?

I live in Sweden so I have a property manager but he has also stopped answering my messages and phone calls since 2 months ago.

According to UAE law, a landlord has the right to terminate a tenancy contract if the tenant fails to pay rent for 30 days or more.

In this case, you can issue a notice to the tenant to pay the outstanding rent within a specific period of time (usually 10 days) or vacate the premises.

If the tenant fails to comply, you can file a case with the Rental Dispute Settlement Center (RDSC) to terminate the tenancy contract and evict the tenant.

In addition, subletting without the landlord's knowledge or approval is also a violation of the tenancy contract and can be grounds for termination.
