Q: Hi, My landlord sent me a legal notice informing me of his intention to sell the apartment. As a result, he will not be renewing the tenancy contract which ends on 31-07-2024. The legal notice is dated 21-02-2024. I am aware that as per RERA there needs to be a 12-month notice in such cases. Can wife's abusive messages compromise case against scammer?
Q: Dear Sir/Madam, There`s a guy who scammed me out of 150k AED with false documents. There`s already a criminal case ongoing against him; however, I wasn`t aware of it at the time of the dealing. Every time I tried to sort things out with him, he made me wait for hours and didn`t show up. In short, he gave me false hopes, and now he`s been completely out of touch for 4 months. When we were finally able to contact him, my wife sent him abusive messages out of frustration because he was spreading lies about us. Now, with all the evidence I have, I want to file a civil case against him. Could the abusive messages my wife sent backfire in any way? I have all the documents he gave, along with some voice notes where he clearly states that he scammed us with false documents. But this guy is very shrewd. Q: Dear Sir/Madam, I am currently on a company visa, which began last October 2023. However, with the recent management change, I am uncomfortable with my workload. I am handling the responsibilities of three positions but receiving a low salary. Moreover, 80% of my colleagues, including management, are Russian speakers, while I am not. Q: Dear Sir/Madam, My employer signed an offer letter from a different company, adding a clause stating that if the employee resigns, he needs to give one month`s notice and refund AED 5000 as visa charges. However, I have already signed a contract from another company and received my EID, with no such clause mentioned. Now that I resign by giving one month`s notice, my employer has not paid any salary or benefits even after completing one year and three months. Additionally, they are demanding AED 5000. I hired a contractor for works in my villa and failed in performing obligations. What can I do?
Q: Hi, I got an approved contractor in my villa for bathroom and kitchen work but he really failed to bring what he promised. The finishing is really really bad. Parts of the ceiling are falling down every few days. The kitchen is in a very bad shape, they used silicon to attach tiles instead of glue. Some doors fell off after a few times using, and some doors can’t even be opened because another door is blocking their way. The toilets are a total mess, some tiles are broken, the door frame got destroyed with the work so they took some glue and painted above, the bathroom tub is not fixed and can be moved. They closed one part of the walls with a tile without removing the window, they installed a fake wall in front but forgot to close the window, so the window is open from the outside but can’t be closed because of the new wall. These, are just a few, really few things. In the contract we agreed that he would finish the work by the 19th of December, any delay causes an AED 1000 fine a day. أسئلة وأجوبة

Q: Dear Sir, I bought a tenanted unit, and the tenancy contract was signed by one person. Shortly after, I found out that more people are living in the unit, and the tenancy contract doesn`t allow subletting. I contacted the phone number in the contract via WhatsApp, chatted with a woman, and highlighted the problem. She referred to the men living in my unit as "tenants." At the end of our conversation, I learned that she is not my tenant. The tenant in my tenancy contract is a man, and I`ve received his Emirates ID from the previous owner. He doesn`t live in the unit, and the phone number and email address in the contract, given as his, are not his own. Is this legal? Is the contract still valid? I would like to give my tenant an eviction notice because of subletting. I`ve found online that I have to give him a 30-day notice. Is that correct? Q: Hi, I have received a job offer in Dubai as a Senior Data Analyst for a company based out of India and they interviewed me for the Dubai location. I`m totally confused as the company asked me to pay for the visa and the work permit in the UAE. I have also paid around 56K and they are asking me to pay more 50K so that they can immediately start the visa process etc. The sum would be repaid at the beginning of the work in Dubai.
