Termination before the end of a labor contract. Am I entitled to compensation?
Q: Dear Sir/Madam, I was terminated and provided with a three-month notice period in accordance with my employment contract. However, the contract is fixed-term (following a switch from an unlimited-term contract) and the termination occurs before the end of this contract`s two-year term. I would like to inquire whether I am entitled to compensation equivalent to three months` salary, as I have read in the federal labor law. س: أرسل لي المالك إشعارًا عبر البريد الإلكتروني يفيد بأنه لا يريد تجديد العقد لغرض الاستخدام الشخصي. ولم يذكر ما يعنيه هذا الاستخدام الشخصي. لديه بالفعل عدة منازل للإيجار ولديه منزل خاص به يعيش فيه حاليًا. هل من القانوني إخلائي؟

Q: Hi Legal Advice ME, I have just bought an apartment in Dubai with a tenant in place. I would like to move into the apartment as my residence. I understand that I must issue the current tenant a 12-month written notice. However, I have only received the sale and purchase agreement (SPA) from the developer so far. Do I need to wait until I receive the title deed before issuing the eviction notice? Also, the current Ejari is between the developer and the tenant. Q: Dear Sir/Madam, I have a question about rental renewal and would appreciate your response. The landlord did not give us any notice of rent increase or renewal before the 90-day expiration of the contract. However, I gave the landlord written intent-to-renew notice by email before 60 days of the rental expiration. They explained on the phone that they would like to renovate the villa and therefore will not be renewing the rental contract. Can you please confirm what is the minimum notice period that the landlord needs to provide for eviction if they want to renovate the villa? What are the rights of a tenant if the landlord does not renew the lease contract?
Q: Dear Sir/Madam, I have been renting a 1-bedroom apartment for the past 3 years. The owner appointed an agency last year to manage the property, as I had previously dealt directly with the owner. I told the agent that I would be sending an email which is to be forwarded to the owner, stating my intent to renew the contract. The agent then informed me that he had sent me an email informing me that the owner does not wish to renew the contract, as he is considering selling the apartment. When I asked the agent for the email, he said he had sent it to me a couple of weeks ago. I was surprised to find that the email was from the agent`s personal email address, and it read as follows: Dear Madam, We would like to inform you that as per the landlord, he doesn`t want to renew your lease contract. He decided to sell the property. This is formal notice to the tenant as a non-renewable contract. Can the seller force the broker to pay security deposit if the buyer breaches the MOU?
Q: Hi. I would like to ask a question regarding the real estate property sale agreement. We are brokers and we had a client who wanted to buy a property in the UAE. The seller was selling it for 2.1M and the buyer agreed to that price and they both signed the MOU. In the MOU there`s an article mentioned that the buyer and seller must each submit a security deposit cheque amounting to AED 100,000 that we the broker will keep and be returned to both after a successful transaction. And there is another article stating that if ever any of the parties cancel or withdraw from the agreement period which is 15 working days, then the security deposit will serve as a penalty and then be disbursed to the broker and the damaged party. In this case, the BUYER didn`t give us a security deposit cheque and then he canceled after a few days. Now the SELLER is pursuing a legal case against the broker and the BUYER and the buyer is not responding to calls or emails. What are the legal cases for this? أسئلة وأجوبة

Q: A friend owes me money and has been lying about paying, meeting, or talking to discuss. He has stopped responding to my calls and messages for months now. I tried to reach out in multiple ways with no luck, and I ended up posting on Facebook asking him for my money. The text was "Hey, where is my money that you never paid back. It`s been over a year, stop lying and running away". The post was up for less than 2 minutes as he deleted it and blocked me. Can we terminate an employee who left the country without informing us?
Q: Hello, We have an employee (under probation) who left the country secretly thinking that we will never find out. He exited the country on March 14, 2023, and continued to work remotely. On March 20 & 21 he took an emergency leave so I started investigating and requested an exit/entry report from immigration. On March 23, 2023, we temporarily disabled his email and other company accounts. Yesterday (March 28), we finally received the immigration exit report which shows he exited on March 14, 2023.
