س: السلام عليكم، أنا وافد في الإمارات مع زوجتي وأولادي. اختلست مني زوجتي مبلغ من المال وتنكر ذلك بشدة. طلبت منها أن تغادر الإمارات لأني لا أتحمل العيش معها بعد الآن. تهددني أنها ستجرح نفسها وتبلغ عني الشرطة وترفع علي قضية طلاق وتؤذيني في عملي. أنا طبيب هنا منذ عشر سنوات، هل من طريقة أجعلها تغادر الإمارات ولا تدخلها ثانية أبدًا؟ زوجتي لا تعمل هنا وهي على كفالتي وإقامتي الشخصية.

كيف يمكنني استرداد الأموال المدفوعة لبائع إصلاح مكيف الهواء إذا فشل في إصلاحه؟
س: أنا مالك عقار وقد أخذت خدمات من شركة لإصلاح مكيف الهواء في منزلي. طلب مني الرجل الذي يعمل في الشركة تحويل الأموال إلى حساب بديل لتسريع الأمور. لم يتمكن من إصلاح المشكلة وكان وقحًا جدًا مع المستأجر. في النهاية، أعاد الأجزاء وانتهى بنا الأمر بإصلاحها من بائع آخر. الآن لا يعيدون لي المبلغ المدفوع يلفاُ البالغ 1300 درهم إماراتي. كيف يمكنني حل هذا الأمر؟ هل أحتاج إلى تقديم شكوى للشرطة أو قضية قانونية؟ لا أريد الكثير من المتاعب ولكنني أريد استعادة أموالي.2023/08/30

Q: Hi, I am a real estate agent. A customer paid me a token amount of 6300 AED to book a property in Dubai. I gave him a non-refundable receipt in return. The case was transparent and clear. Two days later, his current landlord gave him a discount on renewal, and he asked me to cancel the booking. His mother was also looking for the same property, so he asked me to convert the money and rent the same unit to his mother. However, the landlord rejected his mother`s documents, and he is now asking me for a refund. I have a copy of his signed non-refundable receipt. What should I do?

س: السلام عليكم، استلمت رسالة من محاكم دبي بشأن تنفيذ شيكات ضدي من قبل البنك ويجب الوفاء خلال 7 أيام. لم أستلم منهم أي شيء بخصوص الدعوى. لا أعلم ماذا أفعل ولا أعلم الخطوة التالية وليس عندي شيء لدفع المبلغ المُقدَّر بـ17900 درهم.

A tenant offers to pay rent after 30-day notice: What are my options?
Q: Dear Sir/Madam, Rental dispute with my tenant. Timeline of events: 1. Cheque due date: June 8, 2023. 2. Gave him 25 days as requested. 3. Raised a formal police complaint for a bounced cheque (as the account was closed/fraud) on July 3, 2023. 4. Again asked him to pay up or vacate; he asked for more time and I gave him more time. 5. Sent him a formal 30-day legal notice to pay and vacate the property on August 2, 2023. 6. On August 24, he called me to offer a partial payment; I said he had to pay in full by the due date. 7. On August 25, I received the RDC notice of offer and deposit, in which he stated the following: "The applicant requests your kind approval to accept an offer and deposit a cash amount of AED XXX in exchange for the rental value." If I accept the notice, how much time will he be given by the court to pay the amount? If I reject the offer, what will be the implications? Can I still open a case against him to vacate the unit when the 30-day legal notice expires on September 1?2023/08/28

هل يمكنني ترك وظيفتي دون إشعار إذا وجدت عرض عمل أفضل؟
س: سيدي المحترم، لقد أكملت 8 أشهر في شركة وتم ذكر ذلك في العقد أنه بعد إكمال 6 أشهر من فترة الاختبار، سيتم تعديل الراتب. ولكن لم يتم تعديله خلال الشهرين الماضيين. لقد حصلت على فرصة جديدة وأطلب الانضمام الفوري، لذلك أريد الاستقالة على الفور وأنا مستعد لتعويض الشركة. لكنهم يطلبون راتبًا كاملاً لمدة 3 أشهر. ولكن في عقدي، تم ذكر أنه يجب عليك دفع راتب أساسي لمدة 45 يومًا ونفقات تأشيرة العمل ونفقات الترخيص. يرجى اقتراح ما يجب أن أفعله لأنهم يطلبون راتبًا كاملاً لمدة 3 أشهر وهو أمر غير ممكن بالنسبة لي.2023/08/28
