Is the RERA rental index calculator applicable to hotel apartments?
Q: Dear All, I currently have an annual rent contract with a hotel apartment in Al Barsha, Dubai. I have a separate Ejari and pay my unit`s DEWA bills. My current yearly rent is the same as the rent advertised for new units in the same building. However, my contract renewal is due in three months, and the building management has informed me that a 10% increase in rent will be applied if I wish to renew. According to the RERA rental index calculator for the Al Barsha area, my current annual rent is already higher than the average rent, so no increase in rent is permissible. The building management has stated that they don`t fall under the RERA rental index because they`re hotel apartments. I wish to verify whether they fall under RERA rent index guidelines or not. Please advise. I am willing to open a rental dispute case and seek legal help, but I need to check if it will be valid. Thank you!

Should I sign a new contract or extend my current one to meet the eviction date?
Q: Hello, My tenancy contract ends on August 9, 2024, but I received an eviction letter last December. Therefore, I submitted a request to extend the eviction until December 11, 2024. My question is whether I need to sign a new contract for 4 months and 2 days or extend the old tenancy contract. Also, should I create a new Ejari for this period? I want to be covered in case I need to dispute next year (in case the landlord rents it at a higher price, which is likely). Can I still receive my settlement if my employer terminated my contract after one month?
Q: Dear Lawyers, My employer didn`t proceed with processing my employment visa. They managed to apply for a labor card, but then held the process and sent me a WhatsApp message stating they would not proceed. I worked with them for one month. They decided to terminate the contract and stop the visa process. I signed the job offer with a 10k salary, but the labor contract mentioned only 5k. Until now, they have not paid my one-month salary. They told me they would pay my one-month salary after I returned all the company equipment they gave me, such as phones and a laptop. Can I file a complaint against my husband for his affair and child with another woman?
Q: Good afternoon, I am reaching out for some help as I am in a very distressing situation. My husband and I (both Hindus) moved to Dubai in 2019 from the UK. In 2021, he started having an affair with his work colleague (I cannot confirm her religion as she is from Lebanon) while being married to me. We had to leave Dubai as my husband`s project finished, and we moved back to London at separate times. However, the affair continued while I was alone in the UK. Protecting doctors from being recorded by patients' relatives without permission
Q: Good morning, I`m a doctor working in a clinic in Dubai. Lately, I`ve been facing the same issue with patients and their relatives. They take out a camera (relatives) and start recording videos of me when I`m checking or explaining to the patient, or sometimes they call someone and keep the line open (not even on speaker) so the relative can listen to what I explain to the patient. In those moments, when I realize what they`re doing, I immediately stop them and ask them to delete/remove it, etc. Some patients act offended even when I tell them they shouldn`t do this, they can`t. Is there any law that protects doctors, or in this case, myself from these kinds of actions? Thanks!+1

Q: Dear Lawyers, The former owner of a unit sent an email to the tenant stating he wouldn`t renew the contract as the unit was being sold. The tenant acknowledged the email and agreed to vacate the property at the end of the contract, so no eviction notice was issued. Now, the property has been sold. The tenant has been reminded about the email exchange but no longer acknowledges it and refuses to leave, claiming it has nothing to do with the new owner. The applicability of the existing contract between the previous owner and tenant to the new owner
Q: Hello, I am buying an apartment to live in. The only problem is that the apartment is currently rented, and the tenant`s contract will end at the end of November. We talked with her, and she is willing to leave earlier. The real estate agent just sent me the contract between the current owner and her, which states that: "The landlord has to submit 60 days` written notice prior to the end of the contract to the tenant to inform them of any changes in the rent or terms and conditions (including vacating notice) of the tenancy contract." So, if I buy this apartment, will the rules stated in the contract between them apply to me as well? In the draft of Contract F, we also wrote that upon the completion of the transfer, the seller undertakes to send a notice directly to the tenant, in accordance with Clause 4.3 of the tenancy agreement, providing a minimum of 60 days` notice. Per Clause 4.3, the tenant is expected to agree to vacate the unit. Could this be enough? Thank you!+4
