قطع الكهرباء عن مستأجر من الباطن
س: السلام عليكم، أسكن في بيت إيجار بعقد من الباطن مع أسرتي. مشكلتي أن المؤجِّر قطع الكهرباء وأخذ المكيفات التي في الأسطح والآن لا توجد كهرباء ولا مكيفات ولا يوجد لدي عقد موثَّق. علمًا بأن آخر يوم من شهر 6 يكون الإيجار انتهى. أعطيت له سيارتي مقابل مبلغ الإيجار. ما الحل؟ وأين أستطيع تقديم شكوى؟ هل يحق له قطع الكهرباء وأخذ المكيفات معه؟

Is a landlord allowed to increase rent by 40% in Dubai?
Q: Dear Sir/Madam, I received a rental increase letter from my landlord in Dubai with an increase of more than 40%. He provided a rental revaluation certificate as support. My current rent for a 1BHK is 42,000 AED. According to the rental index, there is a 2,000 AED hike, while my landlord is asking for an 18,000 AED increase. May I know the maximum rent increase?

Am I still liable to pay a loan to a new bank after the old bank was taken over?
Q: Dear Sir/Madam, I lost my job in 2018, and in 2019, the bank opened a criminal case against me for defaulting on my loan. I attended the hearing with a judge and was told to pay a fine of AED 7,000, which I did. The bank was then taken over by another bank in 2020/2021. In late 2022, the new bank that took over is calling me to clear my loan, but I never signed anything with them, and my case was before the takeover. Q: Dear Sir/Madam, As a new owner, should I send a legal eviction notice referring to the notice served by the previous owner, especially when the tenant has agreed to vacate the property in the lease renewal after the previous notice was served? Q: Dear Sir/Madam, I was driving on the service road, and a person crossed the main road and stepped onto the service road. My car hit him by the side. and he fell down. How to report a lawyer if he is not communicating with me?
Q: Dear Sir/Madam, I had an accident and was diagnosed with a spine fracture. A lawyer came to me, and I don`t know where he got my number from. I needed to give him a power of attorney (POA) while I was on my sick bed, because he said he could not proceed with my case without it. Fast forward, a judgment was passed in my favor, but he never told me. He would never call me, and if I called or texted him for updates, he wouldn`t reply. He later went for an appeal without my knowledge. Now, the case has been in execution for the past two months, and he is still refusing to pick up my calls for updates or any information on my case. He has not been transparent or fair with my case. I called their office line today, and the administrator said they have finished with my case, so the lawyer is supposed to do what is expected of him. Please, which are the proper authorities to report this lawyer to? He is really taking advantage of my patience and the POA in his hands.2023/07/07

What are the labor dues in case of disciplinary termination?
Q: Hi, The company sent me a termination email for this reason: "This decision has been made following a disciplinary investigation into your unauthorized absence from work starting from June 22, 2023. As a vital member of the crucial product delivery team, your WFH request during this period was not approved. Despite offering you alternative leave dates, you declined." So now, the company is saying that they are not paying my notice period amount, and also they are asking me for visa cancellation fees. I have worked for 10 months in this company. هل يحق لطبيب ثبتت براءته مقاضاة المشتكي ومطالبته بالتعويض؟
س: السلام عليكم، اشتكى شخص طبيبًا لدائرة الصحة مدعيًا وجود خطأ طبي حصل في علاج ابنه وذكر في شكواه أن ثلاثة مراكز طبية أقرت بوجود خطأ طبي. حققت دائرة الصحة وأرسلت لها المراكز الطبية الثلاثة أنه لا يوجد أي خطأ طبي وأن الطبيب المُشتكَى ضده عالج بمهنية عالية ولم يحدث منه أي خطأ وتقرير الصحة متوفر. بعد صدور التقرير وفوات مدة الاعتراض أو الاستئناف تمت معاتبة المشتكي فقال أنه رفع شكواه ضد المركز الطبي وليس الطبيب، ولكن اسم الطبيب هو الوحيد المذكور في التقرير والوحيد المُشتكى ضده. السؤال: هل يحق للطبيب مقاضاة المشتكي ومطالبته بالتعويض؟ وما المدة بعد صدور التقرير؟ نأمل في ردكم. وشكرًا!2023/07/06
