Can the landlord force me to pay rent increase if he sent the notice after the 90 days period?
Q: The landlord wants to increase the rent but didn`t give me the 90 days notice. He claims it is according to the RERA law, but I insisted that he didn`t give me the notice, so he can`t do that. I filed Offer and Deposit at RDC. He is saying now that he refused the offer and deposit and I will have to pay for the increase if I want to renew the contract. What should I do?

Can I cancel an apartment I bought an get refund if the developer did not provide the requirements?
Q: Hello, I made an EOI payment for one project with a developer in Dubai. In the agreement, it says if the seller is able to allocate the unit similar to the buyer’s requirements, in this case, it’s not refundable. However, I am not happy with the unit and it doesn’t meet my requirements. For example, the view of the unit and the fact that it is on the last floor, the last floor doesn’t work for me although I requested a high floor. And the unit has a city view although I requested a garden/park view in the EOI. At this point, I canceled the purchase and asked for a refund to which I got a response that according to the terms and conditions of the EOI, it is not refundable which is not correct. My requirements for the unit do not match the unit they allocated. What are my rights? Please advise. Thank you.

Can the building management ask for NOC from the landlord to allow me to leave the property?
Q: I want to move out after the completion of my tenancy contract. the building management requires NOC from the landlord before allowing me to move out. My landlord is refusing to give me NOC asking me to first disconnect DEWA. DEWA is in my name. Disconnection of DEWA is not possible before I move out as it is required while I move out. 1. My employer is holding my passport and won't let me go on leave. What can I do?
Q: Dear Sir/Madam, I have been working in Dubai since November 2022, but my employer applied for my visa at the end of December and I received my MOHRE contract and residency in early January. It is a limited contract. In February, our employer made us sign an offer letter that has different clauses than the MOHRE labor contract. When I asked the employer, they said it was just a formality for our own personal records. The labor contract and the offer letter both have different clauses (pay, allowance). The offer letter also states that the company can hold my passport, and even if I complete my probation or work for 23 months and 28 days (before 24 months), I will have to pay them the visa fee if I resign. I wanted to go on leave due to family matters involving my mother`s health, but my employer is not allowing me and is holding my passport. Can they do that? Secondly, if I resign without a notice period, am I liable to pay for the visa fee (based on the offer letter)? What if I don`t pay? Can they ban me on this basis?2023/07/10

Can I still cancel my form-F contract after 20 days if I don't get a loan?
Q: Dear Sir/Madam, I have a form-F contract with a seller. The contract says that if I do not get a loan, I can cancel the contract after 20 days. I spoke to my agent on WhatsApp, and I was still within the 20-day period. On the 24th day of the contract, I sent an email to my agent to cancel the contract. However, he said that I am now 4 days late. He also mentioned that the sale is cash. After all of this hassle, I see that he is being difficult with me, even though he is my agent. He now says that we still have 18 days to sign the contract, and if I do not sign, he will hand over my security deposit check to the seller. I do not want to lose my 10% deposit, so I am looking for options. I found a friend who wants to buy the villa, but he does not want to apply for a NOC from the developer under a different name. The agent is being difficult and rude to me. Can someone help me with some advice? Also, the agent I have been in contact with is not the same agent who signed the contract. I do not even know this person.
