Legal implications of civil case judgment against someone serving criminal sentence
Q: Dear Sir/Madam, Someone is serving a 6-month sentence for a criminal offense and deportation in jail in Dubai. His sentence will end in January. However, a new civil case has been filed against him for 29 million Dirhams (AED). He did not have a lawyer to represent him in this case, so if the judge does not rule in his favor due to lack of evidence, what will happen? Will he stay in jail after his sentence for longer if he cannot afford to pay the 29 million Dirhams? What if he appeals the judgment of the civil case? The appeal process can take a long time. Does this mean he will still stay in jail after January because he has deportation pending until the appeal of the civil case is complete? Or will he be sent back to his country in January, even though he still has the new civil case pending? Thank you!2023/08/12

Property seller sent an eviction notice to the tenant before sale. Should the new owner send a new one?
Q: Good morning I would like to know if one buys a tenanted house with an already served notice of eviction to the tenant, does the new owner have to re-serve a new 12 months notice, or does the first notice remain in force? I read that if the sales contract mentioned that a notice has already been served, the new owner does not have to serve a new notice. Could you please advise? What should the sales contract say exactly? Also, since the current owner already served notice, can he also ask for a rent increase if he does so before 90 days of the contract renewal? Who is responsible to pay the admin fee for tenancy contract renewal in UAE?
Q: Dear Sir/Madam, I am in the process of renewing my tenancy contract and the agent is claiming AED 1000 administration fee for the renewal. This was not stipulated in the contractual agreement that was signed for the current rental term. Am I responsible to pay this admin fee? From my understanding, the landlord is responsible for paying the admin fee for renewal. Is this correct? Please note that this is for the combined tenancy agreement only and not for the EJARI. How to deal with a broker who keeps trying to increase rent?
Q: Hi, My broker has been trying to increase my rent beyond what is allowed by RERA for three years. They make it difficult for me to file a complaint, but eventually, they always send an offer that is in line with RERA`s calculator.
