هل يمكن لصاحب العمل إصدار حرمان عمل إذا أنهيت عقد العمل قبل انتهاء مدته؟
س: مرحبًا، طاب يومك! أعمل في شركة في القطاع الخاص بعقد سنوي محدد المدة. أمضيت منه حوالي 11 شهرًا وأبلغت صاحب العمل ببريد إلكتروني رسمي منذ شهر بالضبط بأنني أريد إنهاء عقد العمل في نهاية الشهر الحالي وأنني سأدفع بدل للفترة المتبقية من فترة الإخطار. لا أتوقع موافقة صاحب العمل على الإنهاء، لذلك هل يمكنه التسبب في صدور حرمان عمل ضدي؟ شكرًا!

س: مرحبًا، أثناء التقديم للإقامة في دولة الإمارات، تم تشخيصي واكتشاف إصابتي بفيروس نقص المناعة المكتسبة، ومن ثَم تم ترحيلي إلى بلدي. التزمت بجميع الأدوية والآن نسبة الحمل الڤيروسي في دمي صفر. مع العلم أنني ملتزم بأخذ العلاج. هل يمكنني إزالة الحظر الدائم الذي فُرض عليّ واستخراج ڤيزا زيارة أو إقامة من جديد؟

Q: I am the Landlord and the Tenant has filed a case in RDC. Q: Hello. As per your practice, which option has a higher success rate in court cases related to apartment handover delay: - 1. Compensation based on the RERA index (loss of income from leasing an apartment), or - 2. Compensation based on actual rent you paid while waiting for your apartment to be handed over? Q: Dear Sir/Madam, I`m renting an unfurnished apartment in a building, which is classified as a hotel apartment. I have an Ejari certificate. The owner wants to increase the rent by 50%, from 105,000 AED to 155,000 AED. He says that hotel apartments don`t follow RERA rules and policies. He has obtained a rental valuation certificate with a value of 155,000 AED, even though the highest rent in this building is 130,000 AED. He keeps insisting that they can raise the rent as high as they want, without regard to RERA.

Can I evict my tenant in one year to change the tiles in the whole house?
Q: Dear Sir/Madam, Can I ask my tenant to vacate the premises in one year starting immediately to change the tiles in the whole house? The property has been rented since 2017 and needs a facelift. The current contract ends in February 2024, and we are looking to send a notice of rental increase before 90 days. However, we are sure that we want to make some changes around the house. These are not structural changes, but much-needed changes. What is the process and eligibility? Q: I had given a loan to a friend 3 years back. Now, I raised a case. The judge ordered an arrest warrant for him. It`s now a year, but unfortunately, he is not arrested, nor is he paying.
