Q: Dear Sir/Madam, I am under a lot of work pressure from my company`s side, and I informed them of all the issues by email. However, I have not received any reply from their side. I can`t tolerate the pressure anymore. In this situation, I want to resign immediately without a notice period. Would I pay any compensation to my employer?

I defaulted on a personal loan and the finance company filed a civil case with a much higher amount
Q: Hi, I have received a message from a finance company legal team stating that my file has been sent to start filing a civil case for my personal loan for which I defaulted on its payments. Total loan: AED 98,000 Tenure: 120 months Interest rate: 39.99 Amount Paid: 36,740 No. of Months Pending: 109 pending Amount Pending: 364,060 Principal Amount Pending: 94,547.65 During my settlement discussions, I requested to take into consideration the amount that has been paid towards my loan: 36,740 AED, however, this request has been rejected, and it has been proposed to pay AED 80,000 in one shot. I also requested multiple times to receive the statement of all payments that I made. Requests have been rejected and I have submitted a complaint to the Central Bank which is still under investigation How can I better negotiate a settlement that is more reasonable in order to avoid a civil case? Moreover, what are the procedures of a civil case knowing that a travel ban will be imposed until the entire amount is cleared?

Q: I was detained by the Dubai Police for a false case against me by a company before 7 years and later the case was withdrawn by the company as they realized it was a false case. Will it reflect in my criminal record? I have applied for a clear criminal certificate for a new job. If I get that in my record I will not be getting the job. How to solve this?

Evicted for claiming property sale, but re-rented. Can I seek compensation?
Q: Dear Sir/Madam, My landlord evicted me on the basis that he was selling the property. I have recently discovered that he did not sell and re-rented the property three months after I moved out, with a rental increase of AED 75,000 per year above what I was paying. It was very disruptive, and I was forced to move to a smaller property, incurring unnecessary costs as a result. This occurred approximately one year ago; however, I believe I have all the required evidence and supporting documentation. My question: Am I able to raise a case against my former landlord and seek compensation? If yes, what costs do I incur? If I am successful, how is the compensation calculated? How long does a case like this normally take? If successful, is the landlord legally obliged to payout Thank you!

Ex-employer spreads misinformation about new company. How to respond?
Q: Hi, Good Evening! I was working with a company, and I have started my own company. Now, we have done a hood cleaning in a hotel and later there was a fire that was not caused by us. The hotel owner did not have any problem and we don`t have any case. My old company employer is sending fake news with a photo of our company certificate saying that civil defense has taken our license and contract. He is sending this to all hotels and facility management clients. He is trying to spoil the company name and mislead the customers.

How to handle a seller who refuses to return a reservation cheque?
Q: Dear Sir/Madam, To whom it may concern, I handed over a reservation cheque to the real estate agent and mentioned in the cheque receipt not to cash the cheque or transfer it to the seller before my finance is agreed upon. The seller already has a new buyer and does not want to return the cheque. He wants to claim the reservation cheque with an amount of 100,000 AED. This behavior is against ethical standards in the real estate business. I am looking for advice on how to solve the problem in the best and simplest way possible. I appreciate a brief response. After 10 months with my company, can I access leave and ticket fare?

My company provides ticket fare at the month of the joining date. I have over 20 leaves. What happens if a tenant overstays after the eviction order?

Should DLD Form F be canceled if it expired for deposit cheque recovery?
Q: Dear Sir/Madam, Is there a need to cancel DLD Form F if it has expired? Form F date has expired even after extending by a month, the seller is not selling. The broker is not returning our deposit cheque saying that Form F has to be canceled on DLD. I want to verify if this is a requirement even though the Form F date has expired.2024/02/10

Can I cancel the contract with my tenant before it started for not fulfilling his obligations?
Q: Hello, I need your help with advice. I own a property and recently signed a contract with a new tenant who is supposed to move by March 1st. But I haven’t received the deposit or first payment and when I asked about the payment, he said that he is out of the country till mid of March and will check how to sort this issue. Will the contract be void if he didn’t pay the deposit yet? Once I signed it, I had to go through the rental dispute center against him even though our contract hadn’t even started yet. My husband was arrested in a drug case and accused of promoting it. How to get him out?
Q: It`s been 2 weeks since my husband was caught with 7 friends in a villa by CID and was detained at Bur Dubai police station till present. They tested positive (first-time offender) but because one of his friends who was caught carrying drugs included his name for selling it, the case file stated: "in possession of drugs with the intention of promoting it". What can I do with a vacation homes company if they sublet my property and their cheques bounced?
Q: I signed the tenancy renewal contract with vacation homes company and now that company cheques are getting bounced. This company doesn’t have a proper address and they subleased my apartment to a Russian family for 07 months.
