Will the execution procedures start automatically to evict the tenant if the landlord does not request it?
Hello,
I have received the execution case for RDC Dubai (-----), and this is the case no. if you want to review. I asked a lot of lawyers, and they were unable to reply.
I want to know, if I do not vacate the property within 7 days, will the court officer come immediately for forced eviction, or does it take time?
However, I have discussed with the owner, and they said they will pause it.
Please let me know.
Hello,
Regarding your execution case RDC Dubai (------), if you do not vacate the property within 7 days, the court officer usually does not conduct an immediate forced eviction the next day.
The eviction is typically scheduled by the execution department, which may take several days to coordinate with the police and the court.
Since you mentioned the landlord agreed to pause the eviction, please make sure they submit an official written request to the RDC Execution Department to suspend or postpone the eviction. Verbal agreements alone are not sufficient.
I recommend you keep checking the case status on the RDC portal for any updates. If you need assistance in communicating with the court or ensuring the eviction pause is officially recorded, please let me know.
Best regards.

Your situation concerns a real estate execution file issued by RDC (Dubai’s Rental Dispute Center).
We’ve handled many identical cases, most recently one involving a tenant who received a 7-day eviction notice but reached a verbal agreement with the landlord to delay.
In that case, we successfully froze the execution by submitting a mutual request with evidence of the landlord’s consent.
There are multiple scenarios, but forced eviction **does not happen immediately after 7 days. If the landlord cooperates, they can file a request to pause the execution, or simply avoid requesting the enforcement officer to proceed.
The court will not act automatically unless the landlord triggers the enforcement step. However, it’s crucial to document any verbal agreement in writing and ideally have it submitted to the RDC to avoid any last-minute surprises.
The safest route is to formalize your arrangement with the landlord in writing and file a mutual request to suspend execution.
Without such documentation, the court can proceed with enforcement, including police-assisted eviction, after the deadline, but it often takes additional days due to administrative steps.
We can help you draft the formal request, confirm the file status, and liaise with the RDC to ensure your agreement is protected.
To assist you accurately, we would need to review the execution file, eviction order, and your communication with the landlord. Our multilingual team is ready to assist in Arabic, English, Russian, Hindi, and Chinese.
