Can I refuse to leave the apartment after the eviction notice if the landlord shows no intention to sell?

I am reposting the question as maybe I was not clear the first time. I am a tenant in an apartment in Dubai. I stayed in the apartment for a long time.

I received a valid 12-month notice from the landlord to vacate the property because they want to sell it. However, 9 months have passed since and the landlord has shown no intention of selling.

I asked them about it and they said they intend to renovate it first before selling it.

As I do not want to move out, can I dispute this at the RDC in any way?

Meaning, do I have any basis for dispute?

Hello,

The landlord's expressed intention to sell the property after renovations is valid if the renovations are genuinely necessary for that purpose.

However, they must demonstrate that the renovations are significant and necessary for the sale and that the property cannot be leased or lived in during these renovations.

If the renovations are minor or superficial (rather than substantial), it may seem like an excuse to terminate the lease rather than a legitimate reason for eviction.

If the landlord refuses to provide clear information or continues to delay the renovation process without any valid explanation, you can approach the Rent Disputes Center (RDC) in Dubai.

The RDC will review the case and make a decision based on the facts, including whether the landlord's claims are reasonable.

one question please - if they claim renovation should they not have documents from the municipality and project scope allowing them to do this work?

Because they can just say whatever they want that sounds plausible, if they are selling they need to prove intent, if they are renovating do they also need to prove intent?

You can only dispute if the owner rents the unit again after you move out.

No, you need to move out as per the notice.

However, in case the owner rents it again, you have the full right to sue him requesting compensation.
