What to do if the real estate company is asking for chiller fees and pest control after moving out?

Hi Sir,

I'm a tenant who rented a studio apartment through a real estate company, and while moving in, they said that the chiller fee is included in the rent amount and I don't need to pay anything extra.

While moving out, they are troubling me a lot by asking for a chiller fee and pest control saying that the apartment was filled with cockroaches, etc.

If you can help me, please contact me. I faced some bad words from the owner's side like she would kick me out today herself, etc.

I have all the screenshots and voice recordings with me.

Regarding the above, we would like to inform you that, the landlord is responsible for providing a habitable and safe living space for the tenant.

This includes ensuring that the apartment is free from pests and that the chiller system is in good working condition.

If the landlord has promised that the chiller fee is included in the rent, then they cannot suddenly demand additional payment for it.

As for the pest control issue, it is the landlord's responsibility to ensure that the apartment is free from pests before the tenant moves in.

If the landlord is claiming that the apartment was filled with cockroaches, they must provide evidence of this and cannot simply demand payment without proof.

If the landlord is threatening to evict you or using abusive language, this is a violation of your rights as a tenant.

You can file a complaint with the Real Estate Regulatory Agency (RERA) or the Dubai Land Department (DLD) for further assistance, and we can help you with that.

It is important to keep all communication and evidence, such as screenshots and voice recordings, as they can be used as evidence in case of a dispute.

Dear Questioner

You are required to review the lease agreement in order to check who is responsible for the utility charges, after that if you have ample evidence in support that the landlord had agreed to bear the chiller fee we can file a complaint.

Firstly, we need to review the agreement.

As per the RERA rules, the landlord can ask for the maintenance charges from the deposit amount. But using bad words is not a good gesture.
