حق بائع العقار في مقاضاة المشتري والسمسار لتقديمهما مستندات مزورة
س: مرحبًا،
لقد وقعت مؤخرًا عقد بيع لعقاري من خلال وسيط في دبي. كان من المفترض أن يقوم السمسار بإيداع 10٪ في صورة شيكات.
عندما طلبت نسخة من شيكات الإيداع ، أدركت أنها من طرف ثالث.
أثناء إجراء فحص وتدقيق عن شركة الجهة الخارجية، اكتشفت أن الشركة التابعة لجهة خارجية لديها رخصة تجارية منتهية الصلاحية (قدمت تواريخ صالحة على الرخصة التجارية، مما يعني أن وثيقة الترخيص التجاري الحكومية مزورة) والآن تقترب تواريخ اتفاقية البيع من نهايتها؛ ليس لدي شيكات مديرين ولا شيكات إيداع صالحة.
المستندات الوحيدة التي أمتلكها هي إيداع الشيكات المقدمة من طرف ثالث، وخطاب ضمان من شركة الطرف الثالث (مع توقيع مزور مُلصق بنسخة وبدون ختم، ورخصة تجارية مزورة لشركة الطرف الثالث).
ماذا بإمكاني أن أفعل؟

Q: My husband's twin brother used my husband's degree certificate to make a fake certificate to obtain a job in the UAE.
His brother is working in a company for the past 25 years or more. But now only we came to know about this truth.
What should my husband do in this case?
He used his certificate without his consent.
Will my husband be responsible for this if he does not report this to the authorities?
If so where should I report this?

السلام عليكم،
أود الاستفسار بشأن قضية إبعاد زوج خالتي من دولة الإمارات العربية المتحدة. زوج خالتي كان مقيماً في الإمارات وكان قد وُلد وترعرع هناك.
في عام 2013 تم إبعاده من الإمارات، وكان ذلك نتيجة لسياسات حكومية كانت تستهدف مجموعة من المقيمين في تلك الفترة، وهو لم يكن قد ارتكب أي مخالفة في ذلك الوقت وكان يُعتبر ضحية للسياسات المتبعة.
أرغب في معرفة الإجراءات التي يجب أن أتبعها حالياً من أجل رفع هذا الإبعاد وتمكينه من العودة إلى الإمارات.
أرجو أن توضح لي كيف يمكنني مساعدته في هذا الموضوع.

I'm a Malaysian and have worked with a company registered in Dubai. I'm based in Malaysia and have been working with them since 2008.
Recently, the company has been facing financial trouble and offered me a 60% pay cut, which I did not agree to. I offered them two options: to temporarily cut my salary by 20%, or to pay me retrenchment compensation based on my contract (which is based on Malaysian law).
Please advise me on my next course of action if the company cuts my salary by 60% without my consent.

هل يمكن الزواج من إماراتي عسكري متقاعد عالمعاش بدون تقديم موافقه من جهه العمل؟
وإذا تم الزواج فعلاً، هل يتاثر الزوج أو يتعاقب؟
وفي حال لم يقل الزوج مكان عمله، هل المأذون له طريقه ليعرف جهه العمل؟
هل يمكن الزواج عن بعد إذا كان الولي (الأخ) خارج الإمارات ولا يحمل هويه إماراتيه؟
وهل يجب فقط الشهود من نفس جنسيه الزوجة؟ هل هذا شرط ؟
واذا لم يتوفر، لا أستطيع تقديم طلب نهائي من شهود جنسيات أخرى مع العلم أن الزواج خارج المحكمة مع مأذون في عجمان.
مع العلم أن الزوج إماراتي متقاعد والزوجه أردنية (مطلقه مع شهادة طلاق صادرة من وزارة العدل بينونة كبرى) وشهادة وفاة ولي الأمر (والدي) من الإمارات، وفحص طبي من الإمارات.

Can I be convicted of driving under the influence even if the alcohol test came back negative?
Hello,
I was driving my car when the police stopped me at one point on the road and told me that I was driving under the influence of alcohol.
I tried hard to deny that because I had not actually consumed any alcoholic beverages that day or in the previous three days.
However, a report was filed and a case was opened, but the alcohol test report came back negative. Will I be convicted despite that?
Please answer me. It is urgent.

Can we legally claim unpaid dues for food supplies based on emails and invoices?
Hello,
We have an agreement with a company to supply food for their buffet on a daily basis, with invoices to be issued monthly and payment to be made every three months.
The relationship actually lasted for nine months, and payment was made for two periods. In the third period, due to disagreements between our company and the company to which the supply was made, they refused to pay, noting that the outstanding amount so far is fifty-four thousand dirhams.
Can we claim the amount, noting that the agreement is not written, but there are emails exchanged between us and invoices?
