Can the landlord notify the tenant of his intention not to renew the contract 90 days before expiry?
Dear All,
Our landlord's manager has just sent us a message via Whatsapp that they will not be renewing our current contract which expires in 90 days.
I just wanted to know, does this not constitute an eviction notice which I believe needs to be sent a full year in advance, and to be sent too by registered mail?
Also, in this case, does a WhatsApp message carry weight as legal notice or do they have to send it by registered mail?
What other rights as a tenant do I have in this case?

I assume you are in the Emirate of Dubai.
Dubai Law No. 26 of 2007 [regulating the relationship between landlords and tenants of real estate in the Emirate of Dubai] is the governing law.
Article 14 states the following:
"In the event that either party to the lease contract wishes not to renew the contract or amend any of its conditions, he must notify the other party of that before a period of no less than ninety days from the end of the contract, unless the two parties agree otherwise."
If no such written correspondence has been exchanged between the tenant and the landlord, registered mail messages and WhatsApp can be used here.
