س: لقد اضطررت للعودة إلى بلدي الأم في شهر يناير 2020 بسبب مشكلة شخصية. عندما غادرت إمارة دبي، كان لا يزال هناك قرض شخصي مستحق عليّ بقيمة 125 ألف درهم، لكن البنك خصم بالفعل 49 ألف درهم من أموال مكافأة نهاية الخدمة.
وفقًا للبنك، لا يزال هناك 73 ألف درهم مستحقة الدفع، لكنني غير قادر على سداد الأقساط لأنه ليس لدي أي وظيفة أو مصدر دخل.
أخطط للعودة إلى إمارة دبي في أسرع وقت ممكن للعثور على وظيفة، لكنني أعرف أيضًا أنني سأتعرض للمنع من السفر، وأنه سيتم إلقاء القبض عليّ بمجرد دخولي إلى البلاد.
أرغب في تسوية المبلغ المستحق عندما أحصل على المال، هل يمكن أن يقدم لي أحد المشورة؟

I purchased an apartment, but the previous landlord refuses to vacate. What to do?
Hello,
I bought an apartment, but the previous landlord is refusing to vacate it. The contract clearly states that the landlord should hand over the apartment on the day of the transfer.
Out of courtesy, I gave him three days to vacate so he could find a new place to stay, but the time has passed, and he is still refusing to vacate and hand it over.
What should I do in this case?

Can we give a salary certificate to a new hired employee before he starts to open a bank account?
Dear lawyers,
The new employee will start on June 1, 2025. However, he would like to open a new bank account in the UAE thus asking to provide the salary certificate mentioning his salary in AED and if possible not mentioning the start date.
Legally, can the company provide such a certificate?

How can I renew my Ejari if the landlord hasn’t signed the new contract?
Hi,
I have been here for 3 years now and paid the increased amount (as per the agreement) for the 4th year.
However, the landlord did not send me back the signed contract, although I have both made the payment for the full year via bank transfer and sent my signed contract to him.
I need to renew my Ejari; however, how can I do it without the landlord's signature?
I have all the previous contracts signed by both parties, along with the Ejari for those contracts.
