I believe I was misled during the purchase of my off-plan apartment in Dubai. The sales manager strongly emphasized that the unit had a lagoon view and Burj Khalifa from the side, which was a key factor in my decision. This lagoon view was even shown on their internal sales system, but it was never written into the official Sales and Purchase Agreement (SPA). After the handover, I discovered the apartment has no such view. I have supporting evidence, including WhatsApp messages, voice notes, and brochures that clearly mention the lagoon view. This misrepresentation caused me financial loss, since when I tried to resell, the value was much lower without the promised view. My questions are: based on these facts, do I have a strong legal case for misrepresentation? Can I realistically claim compensation or a partial refund? What steps and documents are required to evaluate the case properly? Also, would like to know an estimate of the cost and expected time for such proceedings.

Hello After the sale of the property, what is the process for handover in case a tenant is occupying or a landlord is occupying? How is the handover with the landlord done? What if the transfer is done but no key was handed over by the owner, how much compensation can be expected due to delay or lack of key handover? Thanks 

A verbal abuse complaint was filed against me. Though there is no witness and no direct evidence, there are a few indirect WhatsApp messages that may be open to interpretation and were provided by the complainant. The police filed a case and seized my phone. It has now been over 3 months. The police transferred to the public prosecutor. However, the case was returned with a recommendation for settlement or moving to a one-day court. The complainant refused to settle before and now does not answer the police calls when they try to get the complainant to sign the notice for one one-day court hearing so this can move forward. I am following up with the police every week but there is no progress. What can be done now? Can I request the police to close the case or move it to one-day court regardless? What are my options?

Greetings!! We have a cheque execution case. The bank applied for execution to block the company account and the vehicles claiming the wrong amount. The court also approved this request and sent it to the central bank to impound the vehicle. We had already paid over 50% of the claimed amount and also requested the balance payment in installments a couple of weeks ago once the claimed amount was amended in the court system. The installment request is yet to be approved, however, they have proceeded with the execution. This is very concerning. How long does it take to block the accounts? What are the repercussions of the block? Kindly please advise if there are any other options available to avoid blocking the accounts and impounding the vehicle. Thank you

I work for a large organisation with a head office and branches. My contract has a broad IP appendix that assigns all “Materials” created “in the course of Employment” (including software) to the company, along with a conflict of interest agreement regarding outside activities. In my spare time, on my own laptop and outside working hours, I am building a hobby analytics/automation tool intended to help my branch make better decisions and streamline workflows. There is no separate company, no external clients and no revenue. Branch management has verbally encouraged it, but nothing is in writing from the head office. Under UAE law and this contract wording: Can I get into trouble just for doing this project in my spare time? Is it likely to be treated as “Materials” owned by the company that I must hand over? What concrete steps/approvals do you recommend now to manage IP and conflict of interest risk?

Should a legal notice be bilingual? I want to send a legal notice to my business partner (non-Arab). I went to an official translator and got an official translation into Arabic. Now I will go with three printouts to the Notary Public. It is about 8 pages in Arabic and 8 pages in English. Question: Should I only take the Arabic printout with me and get that stamped by the Notary, then ask TABLEEGH to send the English version as an attachment to the Arabic notice? Or should I take all 16 pages (8 Arabic + 8 English) and get the notary stamp on the last page? The reason I ask is that sometimes the Notary does not like long notices.

Dear Sir/Madam, I am currently involved in a court case against a developer who failed to fulfill his obligations under our contract. My lawyer filed the lawsuit at the beginning of the case, claiming the return of the amounts I paid. Later, the court appointed an expert. The expert has now issued his report and concluded that the developer owes me a much higher amount than what was originally claimed by my lawyer, as the expert also included items such as lost profit and other damages. I am confused and would like your guidance: in my situation, will the court’s decision be based on the expert’s report, or only on the lower amount requested by my lawyer in the lawsuit?
